The building's design works with vertical planting and glass facades shaped to admit coastal light across multiple orientations. At 12 units across a single tower, the scale is deliberately restrained. That figure places Talea in a narrow category of Dubai residential projects where the ratio of amenity space to resident count is materially higher than a conventional mid-rise, and where privacy is a structural feature rather than a marketing claim.

The list is concise. Beyond Developments has not padded it, and the 12-unit count means each facility is shared among a small group of residents.

Dubai International Airport sits 15.7 kilometres from the site, making Talea straightforwardly accessible for internationally mobile buyers. Downtown Dubai is 12.6 kilometres away. Nikki Beach Dubai, the nearest leisure destination of note, is 6.7 kilometres along the coast.

For families, Little Diamond Nursery in Al Raffa is 6.2 kilometres from the building. Wasl Community Park provides green space at 4.7 kilometres. City Centre Al Shindagha, the nearest major retail node, is 11 kilometres out.

The Maritime City location is not yet the address that Palm Jumeirah or Downtown Dubai carries by name recognition alone. That gap is precisely what early buyers in this district are pricing.
