These terms govern your use of jre.ae and any related services provided by JRE · Joshi Real Estate("JRE", "we", "us", "our"). By accessing or using the site you agree to be bound by these terms. If you do not accept them, please do not use the site.
Disclaimer
We are a real estate agency and not the property developer. All information, including project details, prices, and availability, is subject to change and is provided for informational purposes only. The information displayed is based on data supplied by the developers. When you buy a property through our agency, you will purchase directly from the developer at the official developer price. Our service to you is free of charge, as we are compensated directly by the developers. We strive to ensure accuracy, but for the most up-to-date and reliable details, please contact us directly.
About JRE
JRE is a Dubai-based real-estate brokerage registered with the Real Estate Regulatory Agency (RERA), the regulatory arm of the Dubai Land Department. We act as an intermediary between buyers and sellers, and as an authorised agent for off-plan inventory released by participating developers across the United Arab Emirates and selected international markets.
Acceptance of these terms
By using the site you confirm that you are at least 18 years old, that the information you provide to us is accurate, and that your use of the site complies with these terms and all applicable laws and regulations. If you are using the site on behalf of a company or other legal entity, you represent that you have authority to bind that entity to these terms.
Nature of the information on this site
Content on this site is published for general information only and is not an offer, an invitation to treat, or any form of solicitation. Floorplans, specifications, configurations, payment plans, prices, handover dates, unit availability, amenities and renderings are sourced from the developers and from third-party data partners, including the Reelly real estate data network. Specifications are illustrative; the contractual specification is always the version supplied by the developer in the signed sale and purchase agreement.
Where we describe areas, schools, transport, hospitals or other community features, that information is provided to give context. It is not a warranty about the suitability of any property for any specific purpose.
How a purchase actually happens
When you transact through JRE on a primary (off-plan) property:
- the contract of sale is between you and the developer, not JRE;
- the price is the developer's official price list at the time of reservation, identical whether you buy directly from the developer or through JRE;
- JRE is compensated by the developer through a commission paid by the developer; you are not charged a fee by JRE for primary brokerage; and
- all incentives, payment plans, fees, registration costs (including 4% Dubai Land Department fees and Oqood registration where applicable) and service charges are set by the developer and / or the relevant authority, not by JRE.
For resale, leasing and ancillary services, JRE may charge fees in accordance with RERA-approved schedules and the engagement letter signed with the client. Any fees payable to JRE are disclosed in writing before an engagement begins.
No financial, legal or tax advice
JRE is a real-estate brokerage. Nothing on this site, in our content, or in any communication from us constitutes investment, financial, tax, legal, accounting, mortgage or immigration advice. Property is illiquid and capital is at risk. Past performance of the UAE property market or of any specific community, building or developer is not a reliable indicator of future performance. You should obtain independent advice from a qualified professional before making any investment decision.
Project details, prices and availability
Prices, payment plans, handover dates, available unit mixes and project features are subject to change without notice and may differ from what is displayed on this site. Inventory shown as available may be sold by the time you enquire. Renderings are artistic impressions; the as-built property may vary. For the current and binding figures, contact us directly or wait for the developer's official reservation form and sale and purchase agreement.
Currency conversions
Property prices on this site are quoted in AED (UAE Dirhams), the currency in which transactions actually settle. Any other currency you select from the dropdown is an indicative conversion only, refreshed once per day from a third-party foreign-exchange feed. Live market rates move continuously, banks apply their own spreads, and currency-conversion fees vary by payment method. The figure shown should not be relied upon for budgeting, cross-border transfers, or contractual purposes; for an accurate conversion at the time of transaction, please consult your bank or a licensed money-services provider. The contracted price is always the AED amount, regardless of the display currency selected.

All trademarks, service marks, trade names, logos, copy, code, photography, video, and arrangements of content on this site are the property of JRE, its developer partners, or other rightsholders, and are protected under UAE and international intellectual-property laws. Except as expressly permitted below you may not copy, reproduce, republish, scrape, frame, sell, sublicense, modify or create derivative works from any material on this site without our prior written consent.
You may view, download and print short extracts of pages on the site for your personal, non-commercial use, provided you keep all copyright, trademark and other proprietary notices intact. Any other use, including inclusion in machine-learning training datasets, large-scale automated extraction, mirroring, or commercial republication, requires a written licence from JRE.

Permitted use
You agree not to:
- use the site for any unlawful, fraudulent, harmful or deceptive purpose;
- attempt to gain unauthorised access to the site, our systems, or other users' data;
- probe, scan, or test the vulnerability of the site without our prior written authorisation;
- upload viruses, worms, malware, or any other malicious code;
- use bots, scrapers, or other automated means to harvest content or user data, beyond the limits set by our robots.txt and llms.txt files;
- impersonate another person, or misrepresent your affiliation with any person or entity;
- interfere with or disrupt the integrity or performance of the site;
- copy or download large portions of the site for the purpose of training an AI model, building a competing service, or any other commercial purpose, without our written consent.
User-submitted content
When you submit information through a form, by email, by phone, or via any messaging channel, you confirm that the information is accurate, that you have the right to share it, and that it does not infringe any third-party right. You grant JRE a worldwide, royalty-free licence to use that information to respond to your enquiry, deliver the service you have requested, and meet our regulatory obligations. We will not publish your personal data without your consent.
Anti-money-laundering and Know-Your-Customer
Real-estate transactions in the UAE are regulated under the Federal Decree-Law No. 20 of 2018 on Anti-Money-Laundering and the Combating of the Financing of Terrorism, together with the Cabinet Decision No. 10 of 2019 and goAML reporting obligations administered by the UAE Financial Intelligence Unit. Before completing any transaction, JRE is required to verify your identity, source of wealth, source of funds, and beneficial ownership where applicable. We may also be required to file Suspicious Activity Reports without notifying the subject of the report. By engaging JRE you agree to provide the documentation we reasonably request and to keep it current.
Sanctions and prohibited persons
JRE complies with all applicable sanctions regimes, including those of the UAE, the United Nations, the European Union, the United Kingdom and the United States. We will not knowingly act for any person who is sanctioned, who is acting for a sanctioned person, or whose source of funds we cannot satisfy ourselves about. We reserve the right to decline, pause, or terminate any engagement that risks breaching these regimes.
Anti-bribery
JRE has a zero-tolerance approach to bribery and corruption and operates in line with UAE Federal Penal Code provisions, the UK Bribery Act 2010 (where it has extraterritorial reach), and the US Foreign Corrupt Practices Act (where applicable). We do not offer or accept improper inducements, and we will report attempted bribery to the appropriate authorities.
Marketing communications
With your consent, we may send you market notes, new-launch briefings, and invitations to private viewings. You can unsubscribe from any marketing email at any time using the link in the email, or by sending us a note through the JRE contact form. Unsubscribing from marketing does not stop transactional or service-related messages tied to an active engagement.

RERA and brokerage status
JRE is registered with the Real Estate Regulatory Agency (RERA) of the Dubai Land Department. JRE's authorised agents hold individual broker cards as required by Dubai law. Our trade licence and broker numbers are available on request and are also displayed on signed engagement documentation.
Property management, tenancy and concierge
Where JRE provides services beyond brokerage, including handover and snagging, furnishing, landscaping, property management, tenancy management, short-let management and concierge, those services are governed by separate signed agreements that supplement these terms. The terms of the signed agreement prevail over the general statements on this site to the extent of any conflict.
Site availability
We aim to keep the site available, but we do not warrant that it will be uninterrupted, error-free, secure, or free of viruses or other harmful components. We may suspend, withdraw, or restrict the availability of all or any part of the site for business or operational reasons.
Limitation of liability
To the maximum extent permitted by applicable law, JRE, its officers, employees, agents and affiliates exclude liability for:
- any loss of profit, loss of business, business interruption, loss of opportunity, loss of anticipated savings, loss of goodwill, or loss of data;
- any indirect, special, consequential, incidental or punitive damages;
- any inaccuracy in third-party data displayed on the site, including but not limited to project information, currency rates, map data, and user-generated reviews; and
- any loss arising from your reliance on information published on the site that you could have verified directly with the developer or the relevant authority before transacting.
Where liability cannot lawfully be excluded but can be limited, JRE's aggregate liability for all claims arising out of or in connection with your use of the site is limited to AED 1,000 or the fees you have paid directly to JRE in the 12 months before the claim, whichever is greater.
Nothing in these terms excludes or limits liability for fraud, fraudulent misrepresentation, gross negligence, willful misconduct, or any liability that cannot lawfully be excluded under UAE law.
Indemnity
You agree to indemnify and hold JRE, its officers, employees and agents harmless from any claim, loss, liability, cost or expense (including reasonable legal fees) arising from your breach of these terms, your misuse of the site, or your infringement of any law or third-party right in connection with your use of the site.
Force majeure
JRE is not liable for any delay or failure to perform that is caused by events outside our reasonable control, including acts of God, war, terrorism, civil unrest, government action, sanctions, pandemic, fire, flood, sandstorm, power or telecommunications failure, internet outage, third-party service failure, or labour dispute.
Privacy and data protection
Our processing of personal data is governed by our Privacy policy, which forms part of these terms. We comply with the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, where applicable, with the UK and EU General Data Protection Regulations and the California Consumer Privacy Act.
Severability and entire agreement
If any provision of these terms is found to be unenforceable, the remaining provisions remain in full force. These terms, together with the documents referred to in them and any signed engagement letter between you and JRE, constitute the entire agreement between you and JRE in respect of their subject matter and supersede any prior agreement on the same subject.
Assignment
You may not assign or transfer your rights or obligations under these terms without our prior written consent. JRE may assign or transfer its rights and obligations as part of a merger, acquisition, corporate restructuring, or sale of assets.
Changes to these terms
We may update these terms from time to time. The version in force at the time you use the site applies to that use. Material changes will be highlighted at the top of this page; the "last updated" date above always reflects the most recent revision. Your continued use of the site after a change indicates acceptance of the revised terms.
Governing law and jurisdiction
These terms and any non-contractual obligations arising out of or in connection with them are governed by the federal laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have exclusive jurisdiction to settle any dispute arising out of or in connection with these terms, save that JRE may bring proceedings in any court of competent jurisdiction to protect its intellectual property or recover sums due.
