# The tower and its position in the Jebel Ali Freezone Extension
Jebel Ali's Freezone Extension is not a district most buyers associate with residential ambition, which is partly what makes Eleve's arrival here worth attention. The area sits along the western corridor connecting Dubai to Abu Dhabi, anchored by JAFZA, one of the largest free zones in the world, and flanked by the infrastructure of Jebel Ali Port. Deyaar, a Dubai-listed developer with a portfolio spanning Jumeirah Village and Business Bay, has chosen this quieter stretch of New Dubai for what is a single tower of modest scale: 112 units, no more.
The architecture draws from the industrial energy of the port district without replicating it. Contemporary massing, a porte-cochère entrance, and a lobby designed around natural light and restrained finishes set the tone. At nine per cent construction completion as of the current period, the building remains early in its programme, with May 2027 the confirmed delivery date.
# Residences, layouts and finish
The range spans one-, two- and three-bedroom apartments, with sizes running from 782 square feet at the lower end of the one-bedroom category to 2,946 square feet for the largest three-bedroom unit. That uppermost figure is notable: it places Eleve's top-tier apartments in genuinely generous territory by Dubai mid-market standards.
One-bedroom units cluster between 782 and 886 square feet, priced broadly from AED 1 million to AED 1.28 million. Two-bedrooms cover the widest range, from 1,072 to 1,907 square feet, with pricing from approximately AED 1.45 million to AED 2 million depending on floor and configuration. Three-bedrooms begin around 1,633 square feet and rise to the 2,946-square-foot upper unit, priced at AED 3.07 million.
All units are delivered furnished. Kitchens include a hood, oven and hob as standard. The developer's emphasis on minimalist interiors, with restrained material palettes and uncluttered layouts, reflects a specification sensibility more common to Dubai Marina or Downtown than this corridor. Service charges are set at 17 to 18 AED per square foot annually.
# Amenities on the podium
Eleve's amenity offer is compact and focused. The podium hosts a swimming pool alongside a dedicated kids' pool, a gym, outdoor play area, outdoor eating and barbecue space, a restaurant, and a café. There is no spa, no co-working facility, no cinema room listed among the confirmed inclusions.
For a building of 112 units, this allocation is proportionate. Residents are not subsidising infrastructure they will rarely use. The pool and outdoor dining areas are the social anchors; the gym and play areas serve families and working residents on different schedules.
# Connections along the western corridor
The Freezone Extension's location places Eleve within the geography of Dubai's most consequential logistics corridor. Sheikh Zayed Road runs through the spine of this district, making central Dubai accessible without the congestion patterns that define the Marina or JLT at peak hours. The drive to Dubai Marina runs roughly 20 minutes under normal conditions; Abu Dhabi is reachable within an hour.
Ibn Battuta Mall sits close to this corridor. Dubai Parks and Resorts, Expo City, and Al Maktoum International Airport are all within a short drive south. For residents working within JAFZA or at Jebel Ali Port itself, the commute collapses to minutes.
# Who Eleve is realistically suited to
Buyers pricing this project against alternatives in Jumeirah Village Circle or Discovery Gardens will find Eleve's per-square-foot figures and furnished delivery competitive. Investors targeting professionals employed within JAFZA or the broader industrial zone have a logical tenant profile in place: proximity to the freezone is a genuine draw for a specific category of long-term renter.
Owner-occupiers considering the project should weigh the district's current character honestly. The Freezone Extension is not a neighbourhood with walkable retail or established social infrastructure beyond the building itself. What it offers is space, relative calm, and direct access to both Abu Dhabi and central Dubai. For buyers who prioritise those qualities over proximity to a marina promenade, Eleve makes a considered, if patient, argument.
