JBR remains one of Dubai's most legible addresses: a strip of beachfront development where the Arabian Gulf is visible from most elevations and the density of restaurants, retail and public promenade creates an unusually self-contained urban environment. Habtoor Grand Residences sits at the western end of this strip, embedded within an operating five-star hotel. That relationship is structural, not decorative. Residents access a hotel infrastructure that already functions at scale, rather than one assembled speculatively for a residential launch.

Construction progress stood at approximately 29 per cent at the time of listing, with completion targeted in the first quarter of 2027.

The building itself is a single tower, 107 units in total, which keeps the community relatively contained by JBR standards. Scale matters here: smaller unit counts tend to mean quieter lobbies, more consistent service standards, and a building culture that does not feel transient.

JBR's geography is straightforward. The beach is direct. The Marina Walk and Dubai Marina itself are within walking distance. Sheikh Zayed Road is a short drive from the district's access points, which places Downtown Dubai, DIFC and Dubai International Airport within reasonable commuting range. Dubai Marina Metro station provides an alternative to road travel.

For buyers arriving regularly by air, Al Maktoum International Airport to the south will, once operational at scale, reduce travel times further from this part of the city.

The floor areas are generous by any comparison, which makes the two- and three-bedroom units attractive to buyers who would consider a four-bedroom elsewhere in Dubai but prefer fewer rooms with more space per room.

The AED 10 million entry point, combined with the JBR address and the Al Habtoor Group's track record as one of Dubai's more established private conglomerates, positions this as a considered mid-to-upper tier purchase rather than a speculative off-plan bet.
