# Four buildings, one beachfront address

JBR is one of Dubai's most established waterfront districts, and the site H&H has chosen places the project at the water's edge rather than set back along the promenade. Four buildings form the complex, low in unit count relative to their footprint: 25 residences across the entire development is a deliberately restrained density, unusual for a JBR address where towers routinely climb past 200 units.

The EDITION brand, managed internationally by Marriott, brings with it a distinct design sensibility rooted in Ian Schrager's original vision for the hotel group: quieter than its peers, material-led, with an emphasis on considered detail over spectacle. That ethos shapes the common areas as much as the private residences.

# Residences, layouts and specification

The size range is wide. Two-bedroom apartments run from roughly 1,954 sq ft to 2,399 sq ft, which by Dubai standards puts them firmly in the large category for the type. Three-bedroom units reach 3,440 sq ft. The four-bedroom configuration at 8,504 sq ft is closer to a penthouse in scale, priced at approximately AED 52–54 million.

All residences are delivered fully furnished. Kitchens are fitted with Miele appliances; bathrooms carry Gessi fixtures. The private beach is the most commercially significant differentiator. Beachfront access in JBR is otherwise mediated by the public beach or hotel day passes. Ownership here carries direct access as a right rather than a privilege.

JBR runs along a 1.7-kilometre stretch of coastline between Dubai Marina and the open sea. The Walk at JBR, the district's main pedestrian spine, puts cafes, retail and restaurants within a short walk. The Beach at JBR, an open-air leisure complex, sits nearby.

Dubai Marina is immediately adjacent. Palm Jumeirah is a short drive west. The wider Sheikh Zayed Road corridor connects the area to Downtown Dubai and DIFC in under 30 minutes outside peak hours, a relevant consideration for buyers who intend to use the residence as a primary home rather than a seasonal one.

# Who this project suits and where it sits in the market

At AED 8.69 million entry for a large two-bedroom on a private beach, this is not positioned for the volume buyer. The 25-unit count, the hotel brand, and the service structure are built for a buyer who wants professional management without ceding the asset, and who treats the residence either as a principal home or a high-use second property.

The comparable set is small. Branded beach residences in Dubai with genuine private beach access, full hotel services and sub-100-unit density are few.
