JBR is one of Dubai's most established waterfront districts, and the site H&H has chosen places the project at the water's edge rather than set back along the promenade. Four buildings form the complex, low in unit count relative to their footprint: 25 residences across the entire development is a deliberately restrained density, unusual for a JBR address where towers routinely climb past 200 units.

The EDITION brand, managed internationally by Marriott, brings with it a distinct design sensibility rooted in Ian Schrager's original vision for the hotel group: quieter than its peers, material-led, with an emphasis on considered detail over spectacle. That ethos shapes the common areas as much as the private residences.

Construction is underway, with readiness currently at early stage.

The size range is wide. Two-bedroom apartments run from roughly 1,954 sq ft to 2,399 sq ft, which by Dubai standards puts them firmly in the large category for the type. Three-bedroom units reach 3,440 sq ft. The four-bedroom configuration at 8,504 sq ft is closer to a penthouse in scale, priced at approximately AED 52–54 million.

Pricing across the range opens at AED 8.69 million and extends to AED 54 million.

All residences are delivered fully furnished. Kitchens are fitted with Miele appliances; bathrooms carry Gessi fixtures. These are specific, specifiable choices rather than unnamed "premium brands", and they position the project in the same tier as comparable branded residences on Palm Jumeirah and along the Dubai Water Canal.

Floor-to-ceiling glazing features throughout, orienting living spaces toward the Gulf. The layouts connect interior living areas to outdoor terraces, though the precise terrace dimensions per unit type are not published at this stage.

Service charges are set at AED 56 per sq ft annually, reflecting the full-service hotel infrastructure that supports the building.

The amenity offer draws directly from the EDITION hotel operation rather than a standalone residential management company. Residents have access to a private beach, multiple pools and terraces, specialty restaurants and bars, social lounges, an indoor gym, and a spa and wellness centre. Landscaped gardens, a sunbathing lawn, and outdoor event areas complete the outdoor programming.

The private beach is the most commercially significant differentiator. Beachfront access in JBR is otherwise mediated by the public beach or hotel day passes. Ownership here carries direct access as a right rather than a privilege.

JBR runs along a 1.7-kilometre stretch of coastline between Dubai Marina and the open sea. The Walk at JBR, the district's main pedestrian spine, puts cafes, retail and restaurants within a short walk. The Beach at JBR, an open-air leisure complex, sits nearby.

Dubai Marina is immediately adjacent. Palm Jumeirah is a short drive west. The wider Sheikh Zayed Road corridor connects the area to Downtown Dubai and DIFC in under 30 minutes outside peak hours, a relevant consideration for buyers who intend to use the residence as a primary home rather than a seasonal one.

At AED 8.69 million entry for a large two-bedroom on a private beach, this is not positioned for the volume buyer.
