The profile is a principal residence buyer, most likely a family or couple relocating from London, Geneva or Singapore, who wants Palm Jumeirah's location and beach access but not a building where they share an elevator with dozens of neighbours. The service charge at AED 25 per square foot is a cost to factor, but for a residence of this scale and with this amenity provision, it is proportionate.
