The surrounding master plan is wide-boulevard in character: open sightlines, relatively low ground-level density compared with Downtown, and a deliberate separation between building footprints.

Vision Iconic rises within this setting as a single tower. Binghatti's approach to the building reportedly incorporates a tiered structure: basement parking, ground floor retail, five podium levels, sixty-five residential floors, and nine mechanical floors before the rooftop. The result is a tower of considerable height, designed to read against the skyline rather than disappear into a cluster of similar buildings.

# Residences: layouts, sizes and specification

The apartment mix runs from one to four bedrooms. One-bedroom units start at 695 sq ft and reach approximately 877 sq ft, priced from AED 2.6 million. Two-bedroom apartments cover a notably wide range, from around 979 sq ft to just over 2,053 sq ft, with prices from AED 3.9 million to approximately AED 5.1 million. Three-bedroom homes begin at 1,203 sq ft and extend to 2,532 sq ft, with asking prices from AED 6.25 million. Four-bedroom residences occupy between 2,077 sq ft and 3,057 sq ft, priced at AED 12.5 million to AED 13 million.

The sizeable spread within each bedroom category reflects a deliberate variety in floor plan configuration rather than a single standardised layout repeated across floors. Some two-bedroom units, for instance, are compact city apartments; others at 2,053 sq ft sit closer in scale to a generous three-bedroom elsewhere in the market.

All residences are delivered semi-furnished. The service charge is set at AED 18 per sq ft per year.

# Amenities built into the podium

The amenity programme is concentrated across the podium levels. A swimming pool and garden area anchor the outdoor offering, alongside an indoor and outdoor yoga area. Active residents have access to a gym with outdoor fitness space and a multipurpose sports court. The podium also incorporates retail outlets.

No spa, concierge or valet parking is listed among the confirmed facilities in the current disclosure.

# Meydan's connectivity to the wider city

Nad Al Sheba 1 sits at a practical distance from several of Dubai's primary commercial zones. Business Bay and Downtown Dubai are accessible by road in under fifteen minutes under normal traffic conditions. Dubai International Airport lies broadly to the north-east, a route that passes through or around Ras Al Khor. DIFC is similarly within reach for residents commuting by car.

The district does not yet benefit from a metro connection. Road access via Al Meydan Road provides the primary route into the broader Sheikh Zayed Road network.

For an international buyer weighing Dubai against other markets, the combination of freehold ownership rights, no annual income tax, and a developer with a visible construction pipeline makes the calculus relatively straightforward. The question is delivery timing, which Vision Iconic has yet to confirm publicly.
