Plagette 32 is a low-rise residential development by Majid Al Futtaim Properties, set within the Tilal Al Ghaf masterplan in Dubai. The project comprises two building forms, a collection of bungalows positioned along the lagoon edge and a series of three-storey villas arranged across the broader site, with completion scheduled for Q4 2026. At the time of writing, the development is under construction at roughly 42 per cent completion and is currently out of stock.
# The architecture and its place in Tilal Al Ghaf
Tilal Al Ghaf is one of Dubai's larger mixed-use masterplans, built around Lagoon Al Ghaf, an artificial lagoon with a sandy beach at its centre. The community incorporates residential, retail and recreational uses across a significant land area, positioning itself as an alternative to the high-density corridors that define much of the city.
Plagette 32 occupies a plot within that masterplan with direct lagoon frontage. The design was produced by Nabil Gholam Architects, an international practice with work across architecture and urbanism, in collaboration with Bergman Design House, a luxury interiors studio founded by Marie Soliman and Albin Berglund in 2017. Their combined output covers hospitality, residential and superyacht interiors. The pairing is an unusual one for Dubai, where developer-appointed practices tend toward the familiar. Here, the result is a deliberately grounded aesthetic: hammered stone walls, organic materials and an interior palette described as carrying Zen and French influences.
The project is modest in scale. Two building types across the site, rather than a single tower or a sprawling villa field, give it a degree of legibility that larger masterplan parcels often lack.
# Residences: bungalows, villas and private outdoor space
The development contains two distinct residence types. Four bungalows sit directly on the lagoon edge, each with its own private garden, outdoor patio and pool. Their arrangement along the sandy waterfront gives them immediate beach access and a direct relationship with the adjacent beach club.
The remaining 28 residences are three-storey villas. Their layouts follow the curves of the masterplan, orienting rooms toward the lagoon on one side and a park on the other. Internal spaces move through a sequence of single and double-height volumes from the entrance through to the garden, a configuration that controls light across the day and connects interior living to the landscape beyond. Kitchens are equipped as standard. The residences are delivered unfurnished.
# Amenities: a beach club infrastructure within the community
The amenity provision at Plagette 32 is structured around water. Private pools are included within individual residences, and the shared facilities extend to VIP cabanas with dedicated pools, a recreational pool, a family pool, a kids' pool and a pool bar. The beach club is a central feature, supplemented by a beach bar, a live DJ booth and restaurants on site.
This is a meaningful concentration of leisure infrastructure for a development of this size. Most comparable villa communities in Dubai rely on proximity to external facilities. Here, the beach club sits within the project boundary.
# Where Plagette 32 sits in the Dubai market
For international buyers, Tilal Al Ghaf occupies a different register from the established freehold addresses on Palm Jumeirah or in Emirates Hills. Land values are lower, the masterplan is still maturing, and the surrounding infrastructure continues to develop. That is a risk calculus worth making clearly.
What Plagette 32 offers within that context is a defined product: a small number of architect-designed residences with genuine lagoon access, a curated amenity package and a developer, Majid Al Futtaim Properties, with the balance sheet and track record to deliver. The 42 per cent construction progress against a Q4 2026 target is consistent with the timeline.
The buyer profile most suited to this project is likely someone seeking a Dubai base that functions as a leisure retreat rather than a primary residence, or a GCC family wanting a second home within the city without the density of the established waterfront addresses. The current out-of-stock status suggests secondary market enquiry is the route to access.
