# The building and its place in Business Bay
The Opus is two glass towers joined by a cubic outer shell, with a void carved through the centre of that cube. It reads differently from every angle: part sculpture, part tower block, part optical puzzle. The four-storey atrium at ground level connects the towers internally and gives the building an unusual porosity for a structure of this scale.
Business Bay locates it well. The district runs along the Dubai Water Canal and sits immediately south of Downtown Dubai, with Sheikh Zayed Road to the west and Al Khail Road providing a secondary exit. The neighbourhood has matured considerably since its earlier commercial-heavy phase, and the canal-side stretches now carry a credible residential identity alongside the office density.
The Opus functions simultaneously as a residential address and a hotel. That dual programme shapes the building's service proposition, with hotel-grade concierge and hospitality infrastructure available to residents.
# Residences: layouts, scale and Zaha Hadid interiors
Ten units remain available across three bedroom configurations. One-bedroom apartments run from 1,075 sq ft to 1,178 sq ft, priced between approximately AED 5.12 million and AED 5.54 million. Two-bedroom residences sit at 2,569 sq ft and 2,661 sq ft, priced at AED 12.07 million and AED 12.51 million respectively. At the top of the range, a four-bedroom residence of 12,788 sq ft carries an asking price of AED 150 million.

The Burj Khalifa stands 2.8 km away, approximately seven minutes by car. Dubai Mall is 5 km out and reachable in around nine minutes. Dubai International Airport Terminal 3 is 16.4 km, roughly a 17-minute drive under normal conditions. Safa Park is 5.5 km to the west, and Mercato Beach on Jumeirah Beach Road is about 15 minutes away.
Connectivity by road is straightforward. The proximity to both Sheikh Zayed Road and Al Khail Road means that travel times to most of the city's commercial and leisure districts remain manageable, and the airport sits well within the range that suits frequent international travellers.

The ten available units serve a narrow buyer profile. At one-bedroom prices starting above AED 5.1 million for 1,075 sq ft, the per-square-foot figure reflects the Zaha Hadid provenance and the furnished specification rather than raw space value. The four-bedroom penthouse at AED 150 million is in a separate category entirely, competing with a handful of trophy assets in Dubai rather than with the broader Business Bay residential market.
The appeal is architectural and collectable as much as it is residential. Zaha Hadid's death in 2016 fixed the body of work; no new commissions are coming.
