Masaar Robinia is the third district within the Masaar master-planned community in Tilal, Sharjah, developed by Arada and completed in December 2024. The project comprises two buildings and offers a collection of townhouses and villas set within a forested residential environment.

# The third district in a seven-gated master plan

Masaar is one of the more ambitious master-planned communities to have emerged from Sharjah in recent years. Arada's vision centres on seven gated districts organised around a shared woodland spine, and Robinia occupies the third of those parcels. It sits encircled by dense tree cover, which gives it a degree of physical separation from the broader community without cutting residents off from shared infrastructure.

The scale of the overall master plan matters here. Masaar was conceived around over 50,000 trees planted across the green spine at its core, making the landscape less a decorative gesture and more the structural logic of the place. Robinia inherits that logic directly.

Arada applied two distinct interior palettes, warm-toned and cool-toned, across the Robinia homes to introduce visual variation across the neighbourhood. Buyers can select their preferred scheme. The design brief also drew on Vastu Shastra principles, the ancient Sanskrit spatial philosophy that aligns architecture with natural orientation and airflow. Victoria International Schools of Sharjah is 3.8 kilometres from the project, which matters for families making a school-run calculation before committing. Sharjah International Airport is 17 kilometres out, and central Dubai sits approximately 41 kilometres away, a drive of under an hour under normal traffic conditions on the Emirates Road corridor.

The location is not inner-city Dubai, and buyers should approach it accordingly. The proposition is space, greenery and a lower price-per-square-foot relative to comparable villa product in Dubai, with the city accessible rather than immediate.
