Jannat is a residential development by Deyaar, positioned within the Midtown township at the heart of Dubai Production City. Comprising two buildings, it is the concluding phase of a phased master-plan that includes the earlier Mesk, Noor, Dania and Afnan clusters, all connected across a shared podium.

# The two towers and their place in Midtown

Midtown is a self-contained township rather than a standalone tower. The buildings sit on a podium that links all phases together, and beneath them runs a landscaped concourse roughly one kilometre in length, given over to community parks, open lawns and a retail boulevard carrying convenience stores, pharmacies, supermarkets, restaurants and a pet care facility.

Jannat closes the sequence. At 96 per cent construction progress against a June 2026 completion date, the project is structurally complete and well into finishing works. # Residences: layouts, specification and private outdoor space

The residential range covers studios through to three-bedroom apartments, all unfurnished and finished to a handover-ready specification. Every unit type connects the main living area directly to a private balcony or terrace. Studios follow an open-plan arrangement with built-in wardrobes and a three-fixture bathroom. One-bedroom apartments add a powder room and an en-suite bedroom separated from the living space.

Two-bedroom units introduce a dedicated laundry room, a maid's room with en-suite bathroom, and separate powder room. The master bedroom in the two-bedroom configuration carries its own balcony access. Three-bedroom apartments extend this further, giving the master suite a walk-in closet, an en-suite bathroom and a dedicated balcony, with both secondary and guest bedrooms each taking their own en-suite bathrooms.

Kitchens across the one, two and three-bedroom layouts are finished in an open design and equipped with hob, oven, hood, refrigerator, dishwasher and washing machine. The level of fittings within each unit is consistent across the range.

# Amenities across the podium

The shared facilities are spread across the podium and rooftop levels. A terrace infinity pool sits alongside a standard swimming pool. For recreation, there is a gym, a games room, a BBQ area and outdoor seating. Families are catered for through both indoor and outdoor children's play areas. A tennis court completes the active provision.

The amenity set is not atypical for a mid-market residential development in Dubai, but the scale of the shared green concourse gives Midtown a communal quality that a single-building project rarely achieves.

# Production City, and what sits within reach

Dubai Production City occupies the western arc of the city, between Motor City and Jumeirah Village Circle. City Centre Me'aisem, the closest retail anchor, is 3.1 kilometres away. Jumeirah Golf Estates Golf and Country Club is 5.7 kilometres from the site, which gives the address genuine proximity to one of Dubai's most established golf venues.

Downtown Dubai is 25 kilometres out, manageable via Sheikh Mohammed Bin Zayed Road. Sufouh Beach sits at 16.2 kilometres. Highgate International School is 12 kilometres away, relevant to families relocating with children of school age.

The neighbourhood is quieter than Jumeirah or Downtown, which is partly the point. It draws residents who prioritise space, value and community infrastructure over centrality.

# Who buys in Midtown, and why Jannat is the phase that sold out first

Production City has attracted a consistent buyer profile: professionals employed across Dubai's media and free zone corridor, families extending from the Jumeirah Village area, and investors targeting the yield available at a lower price per square foot than comparable product in more established postcodes.

Jannat, as the final and most specified phase of Midtown, absorbed demand from buyers already familiar with the earlier buildings. The sell-out position is a function of that accumulated confidence. For investors monitoring the project, the near-complete construction status limits construction risk, and the established retail and community infrastructure already operating across the wider Midtown podium removes the uncertainty that typically accompanies an off-plan purchase in a nascent district.
