# The tower and its place in Downtown Dubai

Downtown Dubai remains the district by which the rest of the city measures itself. Burj Khalifa, Dubai Mall and the Dubai Fountain occupy the same few blocks, drawing a permanent mix of residents, visitors and business travellers that keeps the neighbourhood active at hours when other parts of the city go quiet.

Inaura sits within that context as a boutique-scale project. Thirty-five residences across one building is a deliberately restrained count for a district where towers routinely top 500 units. That scarcity shapes the ownership profile: fewer neighbours, more controlled building culture, a service-charge rate of AED 35 per square foot that reflects the depth of amenity against a small pool of residents.

Arada, the developer, has built its reputation primarily through large-scale master communities in Sharjah and Aljada. Inaura represents a different register: a single luxury tower in the most scrutinised postcode in the UAE.

# Residences, layouts and finish

The range runs from one-bedroom apartments starting at around 705 square feet up to five-bedroom duplexes of approximately 7,449 square feet. The breadth is deliberate. A one-bedroom at AED 3.61 million occupies a different buyer category from a five-bedroom at AED 45 million, and both sit within the same 35-unit building.

One-bedroom apartments cluster between 705 and 806 square feet. Two-bedroom layouts show more variation, ranging from roughly 1,272 to 1,685 square feet, with pricing between AED 6.41 million and AED 8.21 million. Three-bedroom residences occupy approximately 2,880 to 2,897 square feet, priced from AED 14.74 million. Four-bedroom units span 4,037 to 4,667 square feet, starting at AED 20.73 million.

# The five-bedroom duplexes

The two largest residences sit at either end of the duplex tier: one at 6,781 square feet priced at AED 41.05 million, the other at 7,449 square feet at AED 45 million. At that scale, both function closer to a standalone residence than a conventional apartment, with the floor area exceeding many of Dubai's townhouse offerings.

All units are delivered semi-furnished. The developer's specification references stone, timber and metal finishes, with integrated kitchen joinery and considered lighting throughout.

# Amenity floors and resident facilities

Twelve amenity categories serve 35 residences, which is a ratio that would be conspicuous in any building. The programme includes a sky lounge, an infinity pool, an indoor pool and a pool deck with gardens. Wellness facilities extend to a spa, a bathhouse described as modern-age, and a yoga and Pilates studio. A formative gym is listed separately from the studio provision.

Social infrastructure covers a cinema, a music room and a restaurant. A kids' play area rounds out the offering for family buyers.

The density of amenity against a small resident count is the clearest signal of what Inaura is trying to do: position itself against the hospitality standard rather than the residential one.

# Downtown Dubai: address, access and infrastructure

Sheikh Zayed Road runs along the district's western edge, connecting Downtown to the wider motorway network and placing Dubai International Airport within a short drive. Business Bay borders the neighbourhood to the south, the Dubai International Financial Centre sits close to the north, and Al Wasl connects the district eastward toward Jumeirah.

The Dubai Metro's Red Line stops at Burj Khalifa/Dubai Mall station, making the area functional for residents who do not drive. For buyers arriving from London, Geneva, Riyadh or Singapore, the address requires no explanation.

# Who this building suits, and where it sits in the market

A 35-unit building in Downtown Dubai is not positioned to compete on volume. Its logic is closer to a private members club than a residential tower: a small number of owners sharing deep amenity provision and a managed hotel-adjacent service environment.

The pricing structure accommodates several buyer types. At the entry level, one-bedroom buyers might include investors seeking short-term rental yield in one of Dubai's highest-demand tourist districts. Further up the range, four- and five-bedroom purchasers are more likely owner-occupiers, buying for primary or secondary residence use rather than rental return.

Construction is underway with no confirmed completion date published. Buyers committing now carry off-plan risk, which is standard for the Dubai market but worth pricing into any timeline-sensitive decision. For buyers content to wait, the combination of address, scale and amenity depth makes Inaura one of the more distinctive off-plan propositions currently available in Downtown Dubai.
