At 725 metres and 133 floors, Burj Azizi is designed to rank among the tallest buildings on earth. That alone makes it an outlier, even by Dubai's standards. The tower sits on Sheikh Zayed Road, the city's primary arterial corridor, in the Trade Centre district, a location that places it between the older commercial fabric of the city centre and the newer residential clusters further south.

Construction is currently 50 per cent complete, with a four-year runway to handover in late 2028. For off-plan buyers, that timeline is neither unusually long nor short by Dubai supertall standards; it is, practically speaking, the minimum credible schedule for a project of this complexity.

The building's programme extends well beyond residential. It incorporates hotel suites, restaurants, nightclubs, retail and two observation decks, making it a destination in its own right rather than a purely residential address. That vertical density of uses is unusual in Dubai and changes the nature of living there: the building effectively operates as a self-contained urban quarter at altitude.

# Residences, layouts and the breadth of the price range

The residential component spans 1,009 units. Layouts run from one-bedroom apartments upward through two- and three-bedroom configurations to a reported penthouse-scale four-bedroom residence of approximately 18,921 sq ft.

One-bedroom apartments represent the broadest band of inventory, with sizes ranging from roughly 788 sq ft to approximately 1,210 sq ft in standard configurations. Pricing across these units starts from around AED 5.03 million and extends considerably higher depending on floor level, with upper-storey and premium-tier one-bedrooms reaching into the AED 20 million range and above. The spread reflects the tower's height: the same bedroom count can command vastly different pricing at floor 20 versus floor 110.

Two-bedroom residences begin at approximately 1,310 sq ft and rise to duplex-scale units exceeding 3,100 sq ft, with pricing from around AED 9.3 million. Three-bedroom apartments occupy up to 2,033 sq ft in the standard range, starting near AED 14.6 million, with larger penthouse-format three-bedrooms considerably above that.

All residences are delivered semi-furnished. Service charges are set at AED 16 per sq ft annually, which buyers should factor into yield calculations before comparing this project against lower-rise alternatives in the same district.

# Amenity floors and what the building contains

Azizi has positioned Burj Azizi around a pronounced amenity proposition. The tower includes swimming pools, wellness centres, saunas and a children's play area on the residential side. Beyond those, the building also contains what the developer refers to as "adrenaline floors," alongside a party room, games room, cinemas, restaurants, nightclubs and retail shops.

The observation deck is a notable addition. At this height, it will sit well above any comparable viewing point currently available in Dubai, giving residents access to a facility that will otherwise draw paying visitors from across the city.

The combination of nightclubs and residential floors in the same structure is a design choice worth considering, particularly for buyers prioritising quiet. Floor level and aspect will matter here.

# Connections to the rest of Dubai from the Trade Centre district

The Trade Centre district is among Dubai's better-connected addresses for road access. Downtown Dubai, which includes the Burj Khalifa and Dubai Mall, lies approximately six kilometres away. Dubai International Airport is around 13.9 kilometres from the site, manageable in non-peak traffic.

For day-to-day life, Satwa Market sits 2.2 kilometres away, and Satwa Park 2.9 kilometres. Jumeira Public Beach is reachable in under five kilometres. Odyssey Nursery on Sheikh Zayed Road, relevant for families, is 4.1 kilometres out.

Sheikh Zayed Road is served by the Dubai Metro's Red Line, which runs the length of the corridor and connects directly to both the airport and the Marina. That makes this location genuinely functional without a car, which cannot be said for many of Dubai's newer residential districts further afield.

Burj Azizi occupies a specific position in Dubai's off-plan market. The entry point of approximately AED 5 million for a one-bedroom apartment puts it above the mid-market tier, while the building's scale, amenity profile and address place it alongside a small group of trophy supertalls rather than standard luxury residential supply.

For international buyers, the appeal is partly speculative. A building of this height and profile, once complete, tends to attract sustained attention from short-let platforms, hotel-adjacent hospitality demand and high-net-worth tenants. Whether that translates into the yields needed to justify the AED 16 per sq ft service charge at entry-level price points depends on where the broader Dubai market sits by late 2028.

Buyers treating this as a primary or secondary residence are purchasing something qualitatively different from anything currently occupied in the city. At 725 metres, the views from upper floors will be singular. That is a real and finite asset. The building's mixed-use character, and the sheer number of units, mean the experience will vary considerably by floor and aspect. Buyers should approach unit selection with that in mind.
