Riviera Rêve

Riviera Rêve is a three-tower residential development by Azizi, positioned within the Azizi Riviera master community at Meydan One in Mohammed Bin Rashid City. Comprising 91 residences across three buildings, it is scheduled for handover in September 2026, with construction currently 76.57 per cent complete.

The project occupies one of the more considered addresses within Meydan One, a district that has matured steadily over the past several years into one of Dubai's more coherent mixed-use communities. The amenity list is broad for a development of 91 units. Residents have access to a swimming pool, gym, zen garden, outdoor cinema, indoor cinema room, kids' play area, lounge room and car wash. The boulevard-style ground level incorporates dining venues, restaurants and cafés, grocery and retail stores, and laundry facilities. Beachfront areas complete the outdoor offering.

For a boutique building count, the provision is generous. Whether it sustains the atmosphere of a resort environment or reads as a quieter, more private set of shared spaces will depend on occupancy and management.

# Getting around from Meydan One

Hartland International School and North London Collegiate School both sit within 1.7 km, reachable in around five minutes by car. Nad Al Sheba Park is 3.8 km out, roughly seven minutes. Meydan Dubai Mall is 4.4 km away, a five-minute drive.

The Dubai Mall and the Burj Khalifa are 13 to 13.2 km distant, between 15 and 16 minutes on a clear run. Dubai International Airport is 16.7 km from the site, typically 29 minutes by car. The address is not walking-distance urban in the Downtown sense, but the road access is straightforward and the distance to key nodes is short by Dubai standards.

# Who this suits, and where it sits in the current market

Riviera Rêve is not a tower for buyers who prioritise density of city life. The Meydan One location rewards those who want reasonable proximity to Downtown without paying the Downtown premium, and who value the lagoon and parkland environment over a street-level retail scene.

The price range is broad enough to attract both first-purchase investors targeting one-bedroom units in the AED 2.6 million to AED 3.5 million bracket and end-users buying two- and three-bedroom homes for family occupation. The penthouse format at the top of the range serves a different buyer profile entirely.

At 76.57 per cent construction progress against a September 2026 completion, the off-plan risk is measurably lower than at a project just breaking ground. For buyers weighing completion risk alongside the pricing discount that off-plan still carries relative to ready stock in the area, that figure matters.
