Bulgari Lighthouse

Bulgari Lighthouse is a single residential tower on Jumeira Bay Island, developed by Meraas in partnership with the Bulgari brand, situated off Jumeirah Beach Road in one of Dubai's most closely guarded waterfront addresses. The project is scheduled for completion in September 2027 and is currently 63.61 per cent constructed.

# The tower's form and its island setting

Jumeira Bay Island connects to the mainland by a dedicated 300-metre bridge, placing it physically apart from the city while remaining within reach of it. The island is anchored by the Bulgari Resort Dubai, and the Lighthouse tower rises at its edge, oriented toward the Arabian Gulf.

The architecture takes its cues from coral: the building's structural plates widen as the tower climbs, so each successive floor carries more floor area than the one below. The result is an inverted taper, broader at the top than the base, which gives the building an immediately distinctive silhouette from both the water and the shore. Curved glass wraps the façades throughout.

# Residences: four and five-bedroom penthouses with private pool access

The tower houses four and five-bedroom penthouses. Larger units include private swimming pools and private lift access. All residences open onto expansive balconies facing uninterrupted views of the Gulf and the Dubai skyline.

Interiors are specified with wide oak flooring, silk-clad columns, natural leather and silk wallpaper. Bedrooms are en-suite with walk-in closets and direct balcony access. The show kitchen centres on a precious-marble island, with stone flooring and oak boiserie panelling; a separate service kitchen sits behind it, out of sight.

The residences are delivered semi-furnished, and the service charge is set at 20 AED per square foot.

# Amenities on the island

The facilities list is deliberately edited rather than exhaustive. A 50-metre horizon pool and a beach-edge pool serve the building, alongside Mediterranean gardens maintained to a resort standard. The Bulgari Yacht Club, already operational as part of the broader island development, provides marina access and waterfront hospitality. A concierge service operates within the building, and a gym is available on site.

# Jumeira Bay's connections to the broader city

The island's position off Jumeirah Beach Road places it nine minutes by car from Jumeirah Open Beach and the same from Mercato Shopping Mall. Downtown Dubai, including the Dubai International Financial Centre and the main retail and cultural corridor, is 16 minutes away. Safa Park is 15 minutes, and JSS Private School in the vicinity is reachable in 17 minutes.

The 300-metre bridge is the single point of entry and exit, which reinforces the privacy of the address but is a practical detail worth factoring into daily logistics.

Bulgari Lighthouse is not priced for the broad market: the combination of a fully sold inventory, a branded island address and a specification at this tier places it firmly in the collector category of Dubai real estate. The target buyer is typically someone already familiar with the Bulgari Resort as a guest or member, or an international buyer consolidating holdings in assets where brand provenance and physical scarcity sit alongside each other. With completion set for the third quarter of 2027 and construction past the 63 per cent mark, the project is well advanced for those tracking the secondary market as stock changes hands ahead of handover.
