Dubai Islands sits off the northern edge of Deira, connected to the mainland via the Infinity Bridge. The design language takes its cue from the island setting rather than from Dubai's more familiar polished-glass vocabulary. Nakheel describes the direction as "barefoot luxury," a phrase that, stripped of its marketing register, points toward natural material palettes, warm tones and a spatial logic oriented around outdoor living.
Structurally, the villas feature a cantilevered frame on the waterfront elevation. The upper storey extends over the ground-floor terrace, providing shade without sacrificing sightlines, while the same frame separates the first-floor rooms to allow views in two directions: toward the water and back toward the city skyline. On the street side, the first floor projects over the garage, forming a sheltered entrance courtyard.
Kitchens come with built-in appliances. Ironmongery, brassware and ceramics are drawn from international brands, though specific names have not been disclosed publicly.
# Community amenities and daily infrastructure
The amenity programme is oriented toward active and social use rather than purely passive luxury. Sport courts, a fitness area, a swimming pool and a kids' play area cover the active end. A clubhouse, sitting pavilion, BBQ area and a linear park running through the community address the more social and leisure-oriented side of daily life.
The linear park is worth attention as a planning element: in lower-density communities, green corridors of this kind tend to determine how residents actually move through and experience a neighbourhood on foot.
# Connectivity to the wider city
Dubai Islands' proximity to Deira places Bay Villas closer to old Dubai than most new waterfront addresses. The Infinity Bridge is the primary road link to the mainland. Deira itself connects quickly to the broader road network, and Dubai International Airport sits within a short drive. The northern corridor, historically less fashionable than Dubai Marina or Palm Jumeirah, has attracted significant hotel and resort investment over recent years, which tends to support residential values as the infrastructure matures.

The project will appeal most directly to buyers who want freehold waterfront access without the density of a high-rise tower, and who are comfortable with a 2027 horizon and the associated off-plan risk. The combination of beach frontage, low-rise typology and a Nakheel masterplan puts it in a small category of Dubai product.
