The distances to major landmarks require candour. Downtown Dubai is 21 kilometres from the site and Al Maktoum International Airport is 34 kilometres away. Neither is walkable, and both require Sheikh Zayed Road or equivalent arterial access. Sufouh Beach is approximately 10 kilometres west. JVC is a genuinely suburban address: self-contained and well-serviced within the circle itself, but reliant on road access for the broader city.

JVC has established itself as one of Dubai's more liquid mid-market districts. Rental demand is consistent, driven by professionals and young families who want access to central Dubai without paying Downtown or Marina prices. The studio and one-bedroom units at Auresta sit in a price bracket where gross rental yields in JVC have historically been competitive, and furnished stock in particular tends to attract premium short-let and mid-term rental interest.

The three-bedroom homes, priced to AED 4 million, position the top of the range just above the standard mid-market threshold. These larger units may appeal to buyers who want the economics of JVC combined with genuine family-sized floor space.
