Home Insurance

Home insurance is not compulsory in Dubai, which is exactly why so many homes are underinsured. We arrange buildings and contents cover matched to how you hold and live in your property.

Home insurance in Dubai is voluntary with one big exception: mortgage lenders require buildings insurance as a condition of the loan, with the bank noted as first loss payee. Beyond that, cover is a choice, and a surprisingly cheap one relative to the values at stake in a Dubai villa or a well-furnished apartment.

The structure is simple once split correctly. Buildings cover protects the physical structure and fixed fittings, and is the owner's concern; in apartment towers the owners association insures the common structure, but your fit-out and improvements are yours to cover. Contents cover protects furniture, electronics and belongings against fire, flood and theft, adds tenant liability to the landlord's property, and usually includes alternative accommodation if the home becomes uninhabitable. A landlord's policy never covers a tenant's possessions, so tenants need their own contents policy.

Is home insurance mandatory in Dubai?

No law requires it, but mortgage lenders require buildings insurance as a loan condition with the bank named on the policy. For everyone else it is optional and inexpensive relative to the values protected.

I rent my apartment. What should I insure?

Your landlord's policy covers the building, never your possessions. A tenant contents policy covers your belongings, your liability for damage to the landlord's property, and usually alternative accommodation if the home becomes uninhabitable.

Who insures the building in an apartment tower?

The owners association insures the common structure through the service charge. As an owner you remain responsible for your unit's fit-out, improvements and contents, which is what your own policy should cover.

Does home insurance cover my jewellery and watches?

Only up to per-item limits, which are typically modest unless items are declared. High-value pieces need itemising with valuations, or standalone cover. We arrange both, including worldwide cover for items you travel with.

What does landlord insurance add?
