The location's principal advantage is proximity without the density. Dubai International Airport lies six kilometres away, which makes Val by Kasco realistic for buyers who travel frequently or who are acquiring a pied-à-terre rather than a primary home. Downtown Dubai is 9.3 kilometres by road.

Jaddaf Waterfront Park is 700 metres from the building, a walkable distance. Dubai Festival City Mall, with its hypermarket, cinema and dining options, is 4.6 kilometres away and represents the most practical retail destination for day-to-day use. Jumeira Public Beach, at 12.4 kilometres, is driveable but not a neighbourhood convenience.

Chubby Cheeks Nursery at 3.4 kilometres is the closest noted early-years provision, relevant for buyers with young children.

Val by Kasco occupies a specific position: a boutique waterfront building with generous two-bedroom floor plates, in a district that has not yet reached the pricing ceiling of Downtown or Dubai Marina. For a buyer who wants creek views, airport convenience and a meaningful size premium over comparable properties closer to the centre, the logic is coherent.

The project is currently sold out, so the immediate opportunity lies in the secondary market. With construction at 41 per cent and a Q4 2026 handover, buyers entering now face a relatively short wait to completion, which reduces the uncertainty that comes with acquiring at an early off-plan stage.
