Jaddaf Waterfront Park is 700 metres from the building, a walkable distance. Dubai Festival City Mall, with its hypermarket, cinema and dining options, is 4.6 kilometres away and represents the most practical retail destination for day-to-day use. Jumeira Public Beach, at 12.4 kilometres, is driveable but not a neighbourhood convenience.

Chubby Cheeks Nursery at 3.4 kilometres is the closest noted early-years provision, relevant for buyers with young children.

# Who this project suits, and where it sits in the market

Val by Kasco occupies a specific position: a boutique waterfront building with generous two-bedroom floor plates, in a district that has not yet reached the pricing ceiling of Downtown or Dubai Marina. For a buyer who wants creek views, airport convenience and a meaningful size premium over comparable properties closer to the centre, the logic is coherent.
