Trump International Resort, developed by Dar Global in the Muscat Governorate of Oman, is a furnished residential resort comprising 36 residences across two buildings, priced from AED 3.49 million and scheduled for completion in December 2028.

Set approximately 130 metres above sea level on the cliffs of Yiti, a coastal area southeast of Muscat, the resort occupies a site where the Hajar Mountains meet the Gulf of Oman. The elevation is not incidental. It defines every sightline the project has to offer, from the terraced facades to the amenity decks, all oriented toward open water.

The development is relatively contained at 36 residences across two buildings, a scale that keeps it closer to a private members' retreat than a large-scale residential tower. The scheme covers one-, two- and three-bedroom residences, ranging from approximately 791 sq ft to 2,183 sq ft. One-bedroom units are priced from around AED 2.82 million. Two-bedroom residences at approximately 1,585 sq ft are priced from AED 7.71 million. Three-bedroom units, the most varied in the collection, span roughly 1,382 sq ft to 2,183 sq ft, with pricing running from AED 4.62 million to AED 9.78 million.

All residences are delivered fully furnished, finished and equipped to a European specification. That means kitchens are fitted and appliances are included, down to white goods, making the units ready for both owner occupation and short-term hospitality use from day one.

Among the more distinct product types are the Trump Hotels Hanging Suites, cliff-positioned units with private pools that draw directly on the elevation of the site. These read less as conventional apartments and more as a hotel suite product embedded within a residential ownership structure.

Service charges are set at AED 4 per sq ft per year.

The amenity programme is built around the Trump International Golf Club, a championship course that anchors the leisure identity of the project. Adjacent to it sits the Trump Members Only Club, which functions as a social hub for residents and golfers alike.

Beyond golf, the resort includes a fitness centre, swimming pools, a kids' play area, plazas, cafes and restaurants, a promenade area, hiking and running trails, and a mountain bike trail. The Cliff Night Club and a viewing deck add to the evening and leisure offer. Aida Beach provides direct coastal access at the base of the cliffs.

The breadth of the amenity list reflects the resort's dual role: a residential address that operates simultaneously as a managed hospitality destination.

Yiti sits roughly 30 kilometres from central Muscat, accessed via a coastal road that tracks the shoreline and mountain ridgeline. The capital provides Muscat International Airport, the commercial infrastructure of the city, and the cultural and retail anchors of areas like Qurum and Madinat Al Sultan Qaboos.

The location is deliberately between two states: accessible enough from Muscat to function as a primary or secondary residence, and sufficiently removed from the city to maintain a physical separation from it. The Yiti coastline remains underdeveloped by regional standards, which at this stage is precisely its appeal.
