At prices from AED 3.04 million for a one-bedroom to AED 6.95 million for the largest three-bedroom configuration, The Beach House occupies a mid-to-upper bracket for Al Marjan Island specifically, where land and construction costs remain lower than on the Palm or Dubai Harbour. For buyers priced out of comparable floor areas in Dubai proper, or for those attracted by Ras Al Khaimah's lower transaction costs and absence of income tax, the project offers size and a beachfront address at a price point that would be difficult to replicate on the Dubai coastline.

The small unit count also appeals to buyers who prefer a quieter, less transient building. Fourteen residences does not support a high-churn short-let environment in the way a 200-unit tower might.
