Pricing opens at AED 6.72 million for the smallest three-bedroom configuration and reaches AED 11.57 million for the largest five-bedroom unit.

Specification is kitchen-fitted only. Buyers take possession without furniture or loose items, which suits those intending to contract their own fit-out or engage an interior designer from a blank canvas. The interior approach leans on natural materials, light volumes and spatial flow rather than decorative elaboration. Service charges are estimated at AED 3 to 4 per sq ft annually, modest relative to comparable Emaar villa product.

The trade-off is that The Heights is not yet a finished neighbourhood. Infrastructure and wider community facilities are still taking shape alongside individual phases like Serro. Buyers are, in effect, purchasing into a district that will mature over several years.

The 28-unit count is a genuine constraint on supply. For buyers who have watched earlier Emaar villa phases resell at a premium once the community matures, that scarcity is part of the calculus.

The kitchen-only finish and the district's current construction status mean this is a purchase for buyers with a medium-term horizon and a clear view of how they intend to occupy or hold the asset. It is not an off-the-shelf proposition. For the right buyer, that is precisely the point.
