Seaside by Prestige One is a single residential building on Dubai Islands, developed by Prestige One Developments, offering two- and three-bedroom apartments priced from AED 2.5 million. Kitchens come fitted. The rest of the apartments are unfurnished, which gives buyers latitude to appoint interiors to their own specification rather than absorbing the cost of a developer's furniture package into the purchase price.

The building's amenity programme covers the core categories without overstating them. Residents have access to a swimming pool, a children's pool with fountains, a children's play area, a gym, a BBQ area, an outdoor cinema, and a mini putting green.

The nearby list of established amenities and retailers is not yet published for this specific building, which is consistent with the broader district's stage of development. Buyers should factor in the time horizon: Q4 2026 delivery, in a neighbourhood whose full complement of hotels, restaurants and beach infrastructure may take several years beyond that to consolidate.

At 17 units, Seaside is a considered entry point rather than a volume play. The price range places it in accessible Dubai luxury territory: above the commodity end of the new-build market, below the headline figures of Palm Jumeirah or Jumeirah Bay Island.

For an international buyer, the appeal is a small building on an emerging waterfront address, with a completion date close enough to plan around and a price point that does not require exposure to the top of the market. For an end-user, the apartment sizes on the three-bedroom side are generous by Dubai new-build standards. For an investor, the calculus depends on how Dubai Islands matures over the 2026–2030 period, and that remains an open question the facts do not yet answer.
