Ras Al Khor sits between Al Khail Road and Dubai Creek, which places it within a short drive of Downtown Dubai, Business Bay and the Dubai Festival City retail and hospitality cluster. The road network at this location connects directly to Sheikh Mohammed Bin Zayed Road, which in turn reaches Dubai International Airport in under twenty minutes under normal conditions.

The district itself is not fully built out. That creates some degree of construction activity in the surrounding area now, but it also means the land-use profile is more open than in denser residential clusters such as Jumeirah Village Circle or Dubai Silicon Oasis.

At 29 units, Sanctuary is a small-building buy. The compressed unit count means the owner community will be limited, which suits buyers who value quiet corridors over resort-scale lobbies.
