Bukadra sits at a point where Dubai's older residential grain gives way to the newer, more considered development patterns spreading south from the Meydan Racecourse. The district has attracted a crop of mid-scale boutique developments over the past several years, and Parkway fits that character: a single building of 40 residences, compact enough to offer a sense of privacy that larger towers in the area cannot.

The project's architectural language leans contemporary, with a neutral palette and an emphasis on natural light. At roughly 6 per cent complete at time of publication, the structure is still in early construction, so buyers purchasing now are doing so largely on specification and floor plans.

Two-bedroom apartments cluster around the 1,100 to 1,300 sq ft mark, priced from AED 2.4 million to approximately AED 2.92 million. Three-bedrooms, all sitting close to 1,736 sq ft, are priced from AED 3.5 million to AED 3.92 million.

Kitchens are fitted by the developer. The rest of the apartment is delivered unfurnished, which gives buyers latitude to specify their own interiors without paying a premium for a developer furniture package they may not want.

Service charges are estimated at 15 to 16 AED per sq ft annually, which is broadly in line with comparable mid-rise residential product in the Meydan area.

# Amenities Within the Building

For a 40-unit building, the amenity programme is substantial. Prestige One has allocated space to a cinema room, a games room, a club lounge and multi-purpose room, and an indoor children's play area. The wellness offering covers a fully equipped gym, a yoga studio and dedicated changing rooms.

The concentration of these facilities within a single small building means they are unlikely to be heavily contested. That is a practical consideration that larger developments in more densely populated towers rarely allow for.

# Location, Access and the Meydan Adjacency

Bukadra's proximity to the Meydan Racecourse gives the neighbourhood a degree of recognition that a newer district might otherwise lack. The racecourse itself hosts the Dubai World Cup and draws an international crowd each season, which has had a spillover effect on land values and developer interest across the surrounding streets.

Road connections from the district reach Al Khail Road without significant distance, putting Downtown Dubai and the financial centre within a manageable drive. No specific nearby points of interest have been confirmed in the project data at this stage.

# Who Bukadra at This Price Point Actually Suits

The pricing at Parkway occupies a considered middle ground. At AED 1.65 million for a one-bedroom and AED 3.5 million for a three-bedroom, the project sits above the volume end of the Dubai off-plan market without reaching the rates commanded by branded residences in Business Bay or the Palm.

That positioning makes it most legible to two types of buyer. The first is the investor seeking a mid-market rental asset in a district that has seen sustained developer activity, with a 2028 horizon that aligns with continued infrastructure delivery across Meydan. The second is the end-user, likely a couple or small family, who wants generous floor plates and a curated amenity set without the transience that high-unit-count towers can produce.

Forty units is a deliberate constraint. It shapes the atmosphere of the building as much as any specification choice, and for buyers to whom that matters, it is probably the single most relevant fact about Parkway.
