Nineteen Riviera Lagoon is a gated community of nineteen villas developed by Riviera Group in MBR District 11, Meydan South, with completion scheduled for Q4 2026. At the time of writing, the development is sold out, with construction 12 per cent advanced.
# A community of nineteen, in a district still taking shape
Meydan South sits within Mohammed Bin Rashid City, one of Dubai's more deliberate masterplan districts: low-density, predominantly villa-led, and positioned at a mid-point between the airport corridor and the older residential belts closer to Downtown. District 11 is at the quieter, less finished end of that ambition, which partly explains the scale Riviera Group has been able to achieve here. Nineteen plots, one gated perimeter, lagoon frontage. The project does not pretend to be a tower or a high-density community; it is, by the numbers, an intimate enclave.
Construction is in its early stages. Buyers considering a secondary purchase should approach with eyes open to that timeline.

The five- and six-bedroom villas at Nineteen Riviera Lagoon are large by any metropolitan standard. Five-bedroom units measure 18,195 sq ft at AED 24.5 million. Six-bedroom configurations run from 17,916 to 17,920 sq ft, priced at AED 26.1 million to AED 26.2 million. That the six-bedroom floor plans are marginally smaller than the five-bedroom reflects differences in internal layout rather than a contradiction in the numbers.
Both configurations include two master bedrooms, each with walk-in wardrobes, en-suite bathrooms and floor-to-ceiling windows. A self-contained suite on the second floor adds a private bedroom, bathroom and its own terrace, with access to a plunge pool. The basement holds between seven and twelve parking bays per villa, with an additional thirty-five spaces available across the community.

Buyers select from three interior palettes: a grey scheme, a beige scheme and a Versace-inspired option. Kitchens are fitted with Miele appliances and a Quooker tap; the cabinetry is Italian-made. The developer supplies the kitchen fully equipped; all other furnishing is the buyer's responsibility. Service charges are fixed at AED 2.5 per sq ft.
Staff accommodation within each villa covers a chef, chauffeur, maid and nanny. An in-house lift connects the floors.
# Amenities scaled for private use, not a resort lobby
The community amenity list is restrained and residential in tone. Private swimming pools serve individual villas. A lounge area and a bar are present within the community. Indoor green spaces, a car washing bay, and a kids' play area account for the shared facilities. A walk-in vault is listed among the residence-level features.
There is no hotel-style reception, no co-working suite, no wellness floor. This is a neighbourhood of nineteen households, and the amenities reflect that.
# Thirteen kilometres from Downtown, twenty-one from the airport
Nineteen Riviera Lagoon sits 13.9 km from Downtown Dubai and 21.5 km from Dubai International Airport, distances that place it within a manageable commute of the city's commercial core without the density that proximity to Downtown now carries. Blossoms Park in Nad Al Sheba is 8.4 km away; Vernus International School is 9.5 km out. Silicon Central Mall and Jumeirah Beach both sit within 20 km, though the latter at 18.6 km is a drive rather than a short trip.
The area is not yet self-sufficient in the way that more mature Dubai districts are. Residents will depend on the car for most daily logistics, at least through the mid-decade period.
# Who this project suits, and what the sold-out status signals
At AED 24.5 to 26.2 million, Nineteen Riviera Lagoon was priced at the lower end of what a villa of this scale commands in Dubai's more established addresses: Palm Jumeirah, Emirates Hills or the prime pockets of Dubai Hills. The trade-off is location maturity. Meydan South is a district in formation, and buyers who moved here did so on the logic that early positioning in a masterplan area converts to capital appreciation as infrastructure catches up.
The community's nineteen-villa ceiling is its clearest differentiator from the larger villa clusters elsewhere in MBR City. For buyers tracking the secondary market, the sold-out status and early construction stage make this a project to watch rather than one currently available through JRE's active listings.
