Al Marjan Island is a man-made archipelago extending into the Arabian Gulf from the Ras Al Khaimah coastline, formed by four coral-shaped landmasses connected by a central boulevard. It is not a Dubai address, despite the proximity, and that distinction matters: RAK carries lower entry prices, no income tax and a coastline that remains less densely developed than anything along the Sheikh Zayed corridor.

Aldar, whose portfolio spans Abu Dhabi, Dubai and increasingly the northern emirates, brings institutional development standards to a market that has historically relied on smaller regional operators. The project holds FitWel certification, a globally recognised building standard focused on occupant health and wellbeing, and is understood to be the first development in Ras Al Khaimah to achieve that accreditation.

At 22 units across three buildings, the scale is deliberately limited.

The development is semi-furnished. Aldar's developer materials indicate one building will be delivered furnished and two unfurnished, with kitchens equipped throughout. Balconies face the Arabian Gulf; views at this point on the island are unobstructed by any comparable density of towers.

Service charges are set at AED 17 per sq ft annually.

# Amenities built around a health and wellness programme

The facilities list reflects the FitWel positioning rather than the poolside maximalism of comparable branded projects elsewhere in the Gulf. There is a full gym with a dedicated dance and yoga studio, an outdoor gym, a yoga deck, a sauna and treatment room, and relaxing gardens.

The development includes both indoor and outdoor children's play areas, a library, and a co-working space. It is a practical set of inclusions for buyers who intend to use the property as a primary or secondary home rather than a short-hold rental unit.

# Al Marjan Island's position and what it connects to

The island sits roughly 45 minutes by road from Dubai International Airport under normal traffic conditions, and closer to 25 minutes from the centre of Ras Al Khaimah city. The Wynn Al Marjan Island resort, currently under construction nearby, is the first licensed casino resort in the UAE and is expected to alter the profile of the island considerably once open.

For buyers travelling frequently between the northern emirates and Dubai, the road connection along the E311 is direct. RAK International Airport serves a small number of routes and is under expansion.

The 22-unit count positions Nikki Beach Residences as a boutique holding rather than a yield play. At AED 3.9 million for a two-bedroom on a certified wellness-focused island development with an Aldar covenant behind it, the entry point compares favourably to equivalent branded product in Dubai Marina or Palm Jumeirah, where comparable branded residences now routinely price above AED 5 million for the same bedroom count.
