The project's defining characteristic is its restraint. Twenty-one residences across two buildings places Greencrest firmly at the boutique end of Emaar's output in Dubai Hills, a district the developer has shaped over the past decade alongside Meraas Holding into a self-contained neighbourhood with its own golf course, central park and retail spine.

Dubai Hills occupies a corridor between Al Khail Road and Umm Suqeim Road, which gives it strong access to both the commercial districts of Business Bay and the residential south of the city. Greencrest sits within this established fabric rather than at its frontier.

Construction has not yet progressed beyond groundwork stage, with a recorded readiness of zero per cent at the time of writing.

Apartments run from 832 sq ft for a one-bedroom to 1,878 sq ft for the largest three-bedroom unit. The one-bedroom range spans 832 to 847 sq ft, and prices cluster between AED 1.74 million and AED 1.78 million. Two-bedroom layouts cover three distinct footprints: 1,270, 1,404 and 1,440 sq ft, priced from AED 2.97 million to approximately AED 3.41 million depending on position. Three-bedroom homes reach 1,877 to 1,878 sq ft, with pricing from AED 4.44 million to AED 4.96 million.

Kitchens come fitted as standard. Otherwise, apartments are handed over unfurnished, which suits buyers intending to specify their own interiors or those purchasing through buy-to-let structures where tenant neutral-spec is preferable.

Service charges are quoted at 23 to 24 AED per sq ft annually, a figure broadly consistent with comparable Emaar product in the district.

Al Khail Road connects residents northward to Downtown Dubai and southward toward Expo City and the emerging growth corridors of Dubai South. Journey times to Business Bay run to around 15 to 20 minutes outside peak hours.
