Eagle Hills, the Abu Dhabi-based developer behind large-scale mixed-use projects in Belgrade, Amman and Bahrain among others, brings an infrastructure-led approach to the project. The architectural language here draws on a warm material palette, with wood-finish details and a neutral interior colour scheme intended to read as residential rather than corporate.

# Residences, Specification and Finish

The developer copy confirms that units carry private balconies, oriented to either the waterfront or the internal landscaping. Given the building's position on Maryam Island, both outlooks carry substance: the lagoon-facing apartments pick up water views, while the garden-facing units look onto the planted grounds directly below.

Interiors are finished to a consistent specification throughout. Ceilings in living areas and bedrooms are cement-plastered and painted; bathrooms, kitchens and corridors use gypsum board. Windows are powder-coated aluminium with double glazing. Semi-furnished status means buyers receive a fitted kitchen and built-in wardrobes as standard, without loose furniture. This is a practical baseline for investors intending to lease and for owner-occupiers who prefer to specify their own soft furnishings.

Zahrat Al Nahda Nursery is 4 kilometres out, which is relevant for families at the early-schooling stage. The broader Sharjah school network, which includes several well-regarded international curricula, falls within a reasonable radius.

GEM Residences is not a speculative tower play. The scale, the semi-furnished finish, the service charge range of 10 to 12 AED per square foot, and the waterfront island address all point toward a buyer who wants a liveable, low-maintenance residence close to Dubai without paying Dubai land prices.

For GCC buyers based in Sharjah or splitting time between the two emirates, the address is straightforward. For European and UK buyers looking at long-stay or retirement-adjacent use, Maryam Island's pedestrian scale and beach access carry genuine appeal that a mid-tower in Business Bay does not replicate.
