Al Jaddaf occupies an unusual position in Dubai's geography: close enough to the older city to feel connected to it, far enough from Downtown to retain its own character. The district sits along Dubai Creek, with the Culture Village development to its north and several international hotel properties marking its skyline. It has attracted residential investment steadily over the past decade, driven partly by its central coordinates and partly by land values that remain lower than adjacent districts.

Binghatti Cullinan rises as a single building, structured across a basement, ground floor, four podium levels, fourteen residential floors and a rooftop. The massing follows Binghatti's geometric language, which the developer applies consistently across its portfolio: clean lines, considered repetition, a silhouette that reads as contemporary without borrowing from any particular international school of architecture.

At 385 units, the building is mid-scale by Dubai's current output. That density sits at a level where shared amenities remain usable rather than overcrowded.

# Residences, Layouts and Floor Sizes

The available units span from approximately 371 sq ft at the studio end to 876 sq ft for the largest one-bedroom configurations. Studios are priced from around AED 820,000, while one-bedroom apartments, which form the bulk of the inventory, open from approximately AED 1.4 million and reach toward AED 1.69 million depending on floor position and size.

Two-bedroom apartments are also available. Sizes range from roughly 910 sq ft to 1,384 sq ft, with pricing from AED 2 million to AED 2.32 million. The spread is notable: the larger two-bedroom units at the top of that range represent a significant step up in floor plate from the mid-tier stock.

# Specification and Finish

All residences are delivered semi-furnished. The developer's standard across recent projects includes fitted kitchens, built-in wardrobes and premium flooring, with finish quality concentrated in the kitchen and bathroom joinery. Buyers taking on-plan stock at current prices should account for a service charge of AED 16 per sq ft annually once the building reaches occupancy.

Construction has not yet begun in earnest, with readiness progress recorded at zero, and no confirmed completion date has been published. Buyers are purchasing off-plan.

That mix of co-working infrastructure and food and beverage within a residential tower reflects where developer thinking has moved since 2020. The inclusion of seminar rooms and shared desks acknowledges that a portion of buyers in this price band will work partly or entirely from home and want infrastructure that a private apartment cannot provide on its own.

# Al Jaddaf's Position Between the Creek and the City

Al Jaddaf connects to the wider Dubai road network through Al Khail Road and Oud Metha Road, placing it within reach of both Business Bay and DIFC to the west and Dubai International Airport to the east. The Dubai Metro's Green Line runs through the district, with Al Jaddaf station providing rail access without dependence on a car.

The Creek itself remains one of the city's more interesting urban assets: active with boat traffic, lined with older commercial fabric on the Deira side and newer development on the Al Jaddaf waterfront. It provides a sense of urban texture that newer master-planned districts further south tend to lack.

At AED 1.4 million to AED 1.58 million for a one-bedroom apartment of 677 to 877 sq ft, Binghatti Cullinan sits at a price point that appeals to two distinct types of buyer: an investor targeting the city's long-term rental market, and an end-user seeking a city-centre address without the premium attached to Downtown Dubai or Dubai Marina.

The co-working facilities and F&B component give the building a degree of self-containment that suits the latter profile. For the investor, Al Jaddaf's metro access and proximity to healthcare and cultural infrastructure along the Creek waterfront support consistent rental demand. The semi-furnished delivery reduces fit-out friction for either outcome.

What Binghatti Cullinan does not offer is the address prestige of a Palm or a branded residence in Business Bay. That is not the proposition. The project is a competently specified tower in a district with real urban credentials, priced to reflect its off-plan stage, aimed at buyers who read a location's trajectory rather than its current headline value.
