Avida Residences is a 21-unit boutique apartment building by IQUNA Properties, currently under construction on Dubai Islands and scheduled for handover in Q4 2027. The project centres on a wellness-led residential concept, offering one-, two- and three-bedroom apartments across a single building, with fitted kitchens and a service charge of 25 AED per square foot.

# The building and its position on Dubai Islands

Dubai Islands is a coastal masterplan built on five man-made islands to the north of Deira, connected to the mainland by road infrastructure and positioned as one of the city's longer-horizon residential bets. The area is still establishing itself, which means buyers at this stage are acquiring ahead of the district's fuller maturity rather than into an already-priced market.

Avida sits within this emerging context as a deliberately small building. Twenty-one residences across a single structure is a considered choice: it limits density, controls the ownership community, and gives the development a character closer to a private residence than a conventional tower block. IQUNA Properties has oriented the design around biophilic principles, using natural materials and greenery to soften the building's presence. Dubai Islands Beach sits 2.7 km from the building. Deira Mall, the large retail anchor for the northern part of the city, is 2.5 km away. Dubai International Airport is 9 km out, a meaningful figure for buyers who travel frequently and regard airport proximity as a practical priority rather than a liability.

Downtown Dubai is 20.6 km, which is honest enough to note: Dubai Islands is not a central location, and anyone expecting walking distance to the DIFC or easy daily access to the Marina should look elsewhere. The district's logic is coastal and northerly, with its own retail, leisure and beach infrastructure rather than reliance on the city's existing hubs.
