The aquatic gym is a less common offering in this price bracket and may appeal to buyers who prioritise fitness infrastructure without committing to a private club membership outside the building.

The café lounge and library suggest a design intent aimed at residents who work from home or want a separation between domestic space and a quiet professional environment within the same address.

JVC's position between Al Khail Road and Sheikh Mohammed Bin Zayed Road gives it reasonable connections to both the older commercial spine of Sheikh Zayed Road and the newer business corridors further south. Dubai Marina is approximately 15 minutes by car in light traffic. Business Bay and Downtown Dubai are manageable in under 25 minutes under similar conditions.

The district does not yet have metro access, which matters to buyers who prioritise public transport or who let to tenants without cars.

Elitz 2 targets the segment of international buyer that wants new-build quality in an established JVC address without extending into the AED 3 million-plus bracket that now defines much of Dubai Creek Harbour or Mohammed Bin Rashid City. For a UK or European buyer seeking a Dubai foothold, the sub-AED 2.3 million entry point on a three-bedroom is arithmetically difficult to find closer to the waterfront.

The project is currently out of stock, which limits immediate purchase options but is worth tracking as Danube periodically releases additional inventory during construction phases. Buyers considering a long position in JVC should evaluate Elitz 2 alongside comparable Danube and Sobha product in the same sub-district, where service charge levels and unit sizes vary enough to shift the yield calculation meaningfully.
