Downtown Dubai is 11 kilometres out, roughly 13 minutes by car. Dubai International Airport is 20.7 kilometres, or about 24 minutes. Those are workable numbers for frequent travellers, though not the shortest airport run in the city. Jumeirah Open Beach is 13.6 kilometres, a 17-minute drive.

Waves Opulence targets buyers who want community infrastructure, a branded developer with a traceable delivery record, and a waterfront address without paying for a Palm or a Creek Harbour premium. The Sobha Hartland masterplan has matured considerably since its early phases, and the presence of two international schools within walking distance makes it a credible long-term family base.

For investors, the out-of-stock status on the primary market suggests demand held through the sales cycle.
