DG1 Living is a 30-residence tower developed by Dar Global and designed by the American architecture firm Gensler, positioned on Marasi Drive in Business Bay with direct frontage onto the Dubai Canal. Completion is scheduled for December 2026, with construction currently past the 43 per cent mark.
# The tower and its position on the canal
Business Bay has matured considerably since its early years as a purely commercial district. The canal corridor, and Marasi Drive in particular, has drawn the more considered residential addresses, and DG1 Living sits directly on that waterfront edge. Gensler's design prioritises width over height in its massing, giving a broad canal-facing elevation that maximises sightlines across the water toward Downtown Dubai.
At 30 units across a single building, the project is deliberately small. That scale is a deliberate choice: residents share amenities with a tight community rather than a building population that runs into the hundreds, which is a meaningful distinction in a city where tower counts often run to several hundred keys. Construction is progressing at pace, with December 2026 as the confirmed handover date.
# Residences, layouts and finish
The mix runs from one-bedroom units to three-bedroom apartments. One-bedroom residences start at approximately 1,051 sq ft, with larger formats extending to around 1,288 sq ft. Two-bedroom apartments range from roughly 1,358 sq ft to 1,859 sq ft, and a three-bedroom configuration sits at 1,757 sq ft. For context, those are generous footprints for Business Bay, where the market standard for one-bed product typically tracks considerably smaller.
Pricing spans AED 3.2 million to AED 4.9 million across the one- and two-bedroom range, with the three-bedroom unit at AED 6.1 million.
Kitchens are fitted by the developer with European appliances. The remaining interior specification, including flooring and bathroom fixtures, follows a European materials palette according to Dar Global's published details. Each apartment has private balcony access, and every unit carries canal or Downtown views given the building's orientation.
The furnishing status is kitchen-only, meaning buyers receive fitted cabinetry and appliances but fit out living and sleeping areas themselves. Service charges are set at AED 18 per sq ft annually.
# Amenities on site
The building's facility list is concise and intentional. An infinity pool sits at canal level, an orientation that makes it one of the more photographed amenity features in the district. Above, a sky garden on the upper floors provides an outdoor communal space with direct sightlines to Burj Khalifa. The gym, yoga studio, and children's play area complete the on-site offering.
There are no ground-floor retail units. Dar Global removed that element from the programme during planning, a decision that reduces foot traffic through the lobby and tightens the residential character of the building.
# Location, schools and daily distances
The Canadian Kids Nursery is roughly 50 metres from the building. Old Safa British School sits six minutes by car, at 2.9 km. Burj Khalifa is reachable in six minutes. Jumeirah Beach is ten minutes and 6.8 km away. Bay Avenue Mall, the local retail anchor for the canal district, is eight minutes by car. Dubai International Airport is approximately 26 minutes in average traffic.
Marasi Drive Park, a linear waterfront green space, is 1.1 km from the building, three minutes by car.
# Who this building suits and where it sits in the market
DG1 Living targets the buyer who wants a Business Bay address with genuine canal frontage but prefers a building that does not function at hotel scale. Thirty units is a figure that matters: it keeps resale supply thin relative to larger towers in the same zone, and it limits the corridor-and-lift congestion that characterises buildings with three or four times the count.
For buyers relocating from London, Zurich or Singapore, the price bracket, starting around AED 3.2 million for a generously sized one-bedroom, sits below the entry point for comparable canal or creek-facing product in those cities. The Gensler attribution gives the building a degree of architectural credibility that is largely absent from Business Bay's spec mid-market supply. With construction past 43 per cent and completion set for the end of 2026, off-plan risk is correspondingly reduced compared with a project at ground-break stage.
