Yasmina Duet Villas is a low-rise residential collection developed by Expo City Development within Dubai Expo City, the purpose-built district on the city's south-western edge that succeeded the World Expo 2020 site. Expo City Dubai is one of the few districts in the emirate conceived as a complete urban environment rather than a residential precinct bolted onto existing infrastructure. The amenities list draws on the broader district infrastructure rather than a single residents-only clubhouse. Three clubhouses serve the community alongside swimming pools, splash pads, a yoga studio, a health and beauty salon, a spa and sauna, and both indoor and outdoor fitness facilities. Playgrounds are distributed across the community. An outdoor cinema, restaurants and retail outlets, and the Women's Pavilion are all within walking distance on the Expo City campus.

# Access and surrounding connectivity

Dubai Expo City sits adjacent to Al Maktoum International Airport, which remains under expansion and is positioned as the emirate's primary aviation hub over the long term. The district has its own metro station on the Route 2020 extension of the Red Line, connecting residents to the wider network without requiring a car. Sheikh Mohammed Bin Zayed Road and Sheikh Zayed Road are both accessible, placing central Dubai within a 25-to-35-minute drive depending on traffic conditions.

# Who this development suits and where it sits in the market

Yasmina Duet Villas is currently out of stock, which in Dubai's primary market typically signals either full sellout or a temporary pause in releases. Buyers monitoring the project should follow Expo City Development directly for any future phases.

For the buyer the project addresses, the appeal is structural. A four- or five-bedroom villa on an 800-square-metre-plus plot, within a walkable, low-density district with mature civic infrastructure, is a combination that remains difficult to find in Dubai at this price point. The district still carries a degree of locational risk: it is not yet a mature residential neighbourhood in the way that Emirates Hills or Jumeirah Islands are, and demand from tenants and resale buyers will depend heavily on how quickly the surrounding Expo City ecosystem fills out commercially.
