The Central Downtown occupies one of the larger plots in the district. Four buildings share the site, which gives the scheme a critical mass that a single tower rarely achieves: the amenity area is genuinely scaled for residents rather than serving as a checkbox on a brochure. At just over four percent construction progress at time of writing, buyers are entering early in the build cycle.

The district is best known for two landmark attractions close to the site: the Dubai Miracle Garden and the Butterfly Garden, both of which draw significant visitor numbers and reinforce Arjan's identity as a green-leaning, family-oriented neighbourhood.

The range runs from compact studios of around 440 sq ft up to three-bedroom residences that stretch beyond 6,200 sq ft. That breadth is unusual. Two-bedroom units span 1,324 to 2,441 sq ft, from AED 1.94 million to just over AED 3.04 million. # Amenities across the shared estate

The seven-acre site supports a pool, a gym, a yoga deck, jogging tracks, an outdoor cinema, a kids' play area and table tennis. None of these are remarkable individually. Collectively, across a plot this size with only 78 units, they translate into a low-density amenity offer: the gym and pool will not be shared with several hundred neighbours.

The outdoor cinema is the one element worth flagging specifically, given that it remains relatively uncommon at this price point in the district.

For families, this removes the dependency on a car for routine errands that affects less mature Dubai addresses.
