The project offers 211 units ranging from one-bedroom apartments to four-bedroom residences, with prices running from AED 1.64 million to approximately AED 9.69 million.

# The Six-Building Community and Its Position in Motor City

Motor City occupies the southern stretch of Dubai's suburban belt, a district laid out around the Dubai Autodrome with wide landscaped boulevards and a lower density than comparable mid-city addresses. Takaya sits within this framework as a multi-building residential cluster rather than a single tower, giving it a more horizontal, neighbourhood-oriented character than much of what Union Properties has delivered elsewhere in the city.

Six buildings at varying scales anchor the masterplan. The arrangement allows for shared amenity space between structures rather than stacking everything into a single podium, and the result is a community with distinct outdoor corridors running through the site. Construction is at an early stage, with progress recorded at 3.69 per cent at time of writing, so buyers are purchasing substantially off-plan against a late-2027 horizon.

Motor City itself remains one of Dubai's more self-contained communities. The Autodrome gives it a particular identity, but day-to-day life in the district is quieter and greener than that reputation might suggest.

# Residences, Layouts and Scale

The range across Takaya's 211 units is broader than most single-community projects at this price point. One-bedroom apartments start at just under 831 sq ft and stretch to around 1,124 sq ft. Two-bedroom units cluster mostly in the 1,148–1,481 sq ft band, with some configurations reaching 1,473 sq ft. Three-bedroom residences open at approximately 1,517 sq ft for the standard layouts and extend to 1,879 sq ft; a handful of larger three-bedroom units push well beyond 4,900 sq ft, suggesting duplex or penthouse configurations at the upper end of the range.

Four-bedroom residences are where the scale becomes significant. Smaller four-bedroom layouts sit around 2,326–2,339 sq ft, but the largest units in the project reach 6,675 sq ft, priced close to the AED 9.69 million ceiling. These are clearly a different product category from the entry-level one-bedrooms, and buyers at both ends of the range are unlikely to be the same audience.

All units are delivered semi-furnished. The developer's reference copy cites Siemens kitchen appliances as part of the base specification. Service charges are set at AED 14 per sq ft per year, which is a figure worth modelling carefully against the larger floor plates.

# Amenities Across the Community

The shared amenity programme covers a reasonable spread for a 211-unit project. Fitness infrastructure includes a gym, jogging track and outdoor sports courtyard. Water facilities extend to both an adult swimming pool and a dedicated children's pool. Family provision runs through a kids' play area and a day-care facility, which is an inclusion that still distinguishes projects at this price point in the mid-market Dubai segment.

# Social and Working Spaces

Beyond the physical amenities, Takaya provides co-working spaces alongside a cinema and AV room, an arcade lounge and a multipurpose room. BBQ areas complete the outdoor social infrastructure. The combination of work-from-home support and leisure amenities within a single podium is consistent with what Dubai developers have been delivering post-2020, and here the range is broad without being excessive.

# Location, Distances and Day-to-Day Connectivity

Motor City Mall sits 3.6 km from the site, with Renaissance School approximately 3.9 km away. Green Community Motor City Lake, one of the more pleasant green-space amenities in the wider district, is 3.4 km distant. These are all reachable by car in under ten minutes under normal traffic conditions.

The wider urban connections require more honest accounting. Downtown Dubai is 23.9 km away, and Jumeirah Beach Park is nearly 18 km. Al Maktoum International Airport, which will matter increasingly as Dubai South develops, is 36.8 km from the site. Motor City is a car-dependent address, and residents who work in business districts like DIFC or Dubai Media City should factor in commute times on Sheikh Zayed Road and Al Khail Road, particularly during peak hours. The district has no metro connection at present.

# Who This Project Suits, and Where It Sits in the Market

Takaya occupies an interesting middle position in Dubai's current residential landscape. At AED 1.64 million for an 831 sq ft one-bedroom, the entry price is accessible for international buyers seeking a Dubai base without committing to a premium waterfront address. The semi-furnished specification and community amenity set make it a natural consideration for both owner-occupiers and buy-to-let investors targeting Motor City's established rental demand from professionals at the Autodrome and neighbouring free zones.

The larger units, particularly the four-bedroom residences above 6,000 sq ft, serve a different buyer entirely: families who want significant floor space and a low-density environment, and who are prepared to accept the trade-off of distance from central Dubai. For that profile, Motor City's parkland, lower traffic and established school provision carry real weight.
