Stax is a 97-unit residential development by Pasha1 Developers, currently under construction across two buildings in Jumeirah Village Circle, Dubai. The project spans studios through to three-bedroom duplexes, with prices running from approximately AED 786,000 to AED 4.2 million.
# The two buildings and their position in JVC
Jumeirah Village Circle occupies a roughly circular plot in the southern belt of new Dubai, sitting between Al Khail Road and Sheikh Mohammed Bin Zayed Road. It has matured steadily over the past decade from a peripheral address into one of the city's more established mid-market communities, with a fabric of low-to-mid-rise buildings, parks and local retail spread across its concentric grid.
Stax fits within this context as a scheme of two buildings rather than a single monolithic tower. At 97 units across both structures, the development is deliberately contained. The architecture leans on organic contours and flowing balcony lines, a deliberate departure from the flat-fronted boxes that still dominate much of JVC's skyline. Construction has begun and is progressing, with a completion date yet to be confirmed publicly.
# Residences, layouts and finish
The unit mix covers studios, one-, two- and three-bedroom formats, including two-bedroom apartments in larger configurations and three-bedroom duplexes at the upper end of the range.
Studios are compact by design, running from approximately 384 sq ft to around 421 sq ft, and priced broadly between AED 717,000 and AED 855,000. One-bedroom apartments occupy the 677–825 sq ft bracket, with pricing from roughly AED 972,000 to AED 1.28 million. Two-bedroom units span a wide range, from just over 1,034 sq ft to 1,516 sq ft, reflecting meaningful differences in layout and floor position; pricing on this tier runs from AED 1.48 million to AED 2.17 million.
The three-bedroom duplexes are the outliers. At 3,125–3,232 sq ft, they are substantially larger than anything else in the building, priced between AED 4.0 million and AED 4.2 million. For JVC, that represents a distinct proposition: duplex scale at a price point well below comparable square footage in Jumeirah or Downtown.
Kitchens are fitted with Bosch and Siemens appliances. Residences are otherwise delivered with kitchens only, leaving interiors open for owner specification. The service charge is set at AED 15 per sq ft.
# Amenities across the two buildings
The amenity list is broad for a scheme of this scale. The centrepiece is a lagoon pool with a sandy beach island, supplemented by a kids' pool and splash zone. Wellness provision includes a gym, steam room, sauna, spa area and an outdoor yoga area. A jogging track and multipurpose sports court address more active residents.
Social and leisure facilities include an indoor cinema, co-working space, BBQ area and sunken seating. Families are accommodated through both indoor and outdoor children's play areas. A dedicated pet-friendly zone rounds out a list that covers most daily-use requirements without residents needing to leave the building.
# Getting around from JVC
JVC's central weakness has historically been its car dependency. The community sits roughly 20 minutes by road from both Dubai Marina and Downtown Dubai under normal traffic conditions, with Al Khail Road providing the primary arterial route north and east. Sheikh Mohammed Bin Zayed Road connects southward toward Expo City and the emerging district around Al Maktoum International Airport.
The Route 2020 Metro extension, connecting the Red Line to Expo City, brought Dubai Expo City station into operation, though JVC itself remains without a Metro stop. Residents rely on buses, taxis or private vehicles for daily commutes.
# Who Stax suits, and where it sits in the current market
JVC continues to attract buyers and investors who want Dubai exposure without the price-per-square-foot premium of the waterfront or Downtown corridors. On that basis, Stax addresses several distinct buyer profiles simultaneously.
For an investor in London, Frankfurt or Singapore, the studio and one-bedroom tiers represent a relatively low capital threshold for a freehold Dubai asset, with service charges at AED 15 per sq ft sitting within the normal range for the area. For a buyer relocating for work, the one- and two-bedroom formats offer usable space at prices that remain competitive against equivalent quality in Business Bay or Dubai Hills. The three-bedroom duplexes occupy a different conversation entirely: at over 3,100 sq ft, they offer villa-adjacent living within a building structure, a format that is genuinely scarce in JVC and appeals to families who want space and amenity access without the maintenance burden of a standalone villa.
The project is on sale now, with construction under way. Buyers entering at this stage carry the usual off-plan timing risk, though the kitchen-fitted delivery and the breadth of in-building amenities suggest Pasha1 is positioning Stax toward owner-occupiers as much as pure investment buyers.
