At roughly 12 per cent construction progress as of the latest reported figures, the project is in its early phases, with delivery four years out. The development is registered under escrow number 001582126141801, indicating active regulatory oversight by Dubai's Real Estate Regulatory Agency.

The site benefits from proximity to the two lagoons that anchor Sobha Hartland 2, giving upper-floor residents water and greenery views rather than the dense urban backdrop more typical of central Dubai towers.

# Residences: layouts, sizes and specification

The 369 units span a price range of approximately AED 1.84 million to AED 20.7 million, with floor areas running from 633 square feet to just under 2,790 square feet.

One-bedroom apartments form the core of the inventory. Entry-level one-beds sit at around 816 to 878 square feet, priced from approximately AED 1.94 million. The larger one-bedroom configurations, some exceeding 1,150 square feet, push into the AED 2.7 to 2.8 million bracket, reflecting the more generous plans that appear to include expanded living areas and, in some cases, additional outdoor space.

Two-bedroom apartments range considerably in footprint, from roughly 1,383 square feet up to just over 2,062 square feet for the larger dual-aspect layouts. Pricing runs from around AED 3.37 million to just over AED 5 million at the top end of the two-bed range. Sobha Hartland has built a reasonable track record for yield-conscious purchasers, and Hartland 2 extends that community logic with additional parkland and water features.

At the upper end, three-bedroom residences approaching 2,800 square feet at AED 7.35 million sit closer to the family buyer profile: someone relocating to Dubai who values internal space, a self-contained community structure and manageable commute times to both the airport and Downtown.

The Q4 2028 delivery date means buyers are committing to a four-year construction timeline at a stage when the project is just over 11 per cent complete. That is not unusual for Sobha, whose off-plan releases routinely carry extended timelines. The semi-furnished delivery and AED 15 per square foot service charge are both worth factoring into a total-cost-of-ownership calculation before comparing Skyscape against competing off-plan stock in Creek Harbour or the newer phases of Business Bay.
