The tower holds 34 residences across its floors, making it a deliberately contained building by Abu Dhabi standards. That scale tends to mean fewer neighbours, quieter lobbies, and a more considered ownership experience than a tower of several hundred units.

The spread within the three-bedroom category is worth examining. Some layouts sit just under 2,000 sq ft, broadly conventional for Abu Dhabi's mid-market. The coastline at Shams Coast East is 1.2 kilometres distant. Zayed International Airport is approximately 35 kilometres, which, depending on traffic, typically translates to a 30-to-40-minute drive.

Al Reem Island has held freehold status since the mid-2000s, a designation that allows foreign nationals to purchase property on full ownership terms. This remains a structurally important detail for international buyers who want outright title rather than leasehold arrangements.

# Who this building suits, and where it sits in Abu Dhabi's current market

Abu Dhabi's residential market has attracted growing international interest over the past two years, partly as a diversification from Dubai and partly because entry prices in comparable neighbourhoods remain lower on an absolute basis. A 2,000 sq ft three-bedroom in Shams at AED 2.65 million reflects a per-square-foot rate that many comparable Dubai addresses have moved past.
