Nawayef West is a collection of 56 standalone villas on Al Hudayriat Island, Abu Dhabi, developed by Modon Properties and scheduled for completion in September 2027.

# The island setting and what Modon is building there

Al Hudayriat Island sits in the southeast of Abu Dhabi, facing Al Bateen Beach across a short stretch of water. Modon has been developing the island into a large-scale mixed-use destination, with infrastructure already in place or advancing: the Velodrome Abu Dhabi and Surf Abu Dhabi are among the headline facilities, and the island hosts what is described as Abu Dhabi's largest urban park. A 220-kilometre cycling network threads across the island and its surroundings, which gives Nawayef West a context that goes well beyond a residential plot. This is a community built around outdoor life at a meaningful scale.

The project occupies 56 villas across a single community, which keeps the density low and the character relatively private for a Modon-backed address.

# Architecture, scale and materials

The design draws on a contemporary Mediterranean language: extensive glazing, clean horizontal lines, and a minimalist massing that opens each home toward the outdoors. Travertine surfaces cover the façades, grounded by dark brass screen detailing that functions as both ornament and shading. The screens are not decorative afterthoughts; they manage light penetration and give each elevation a considered, coherent rhythm.

Indoor and outdoor spaces are arranged to flow into one another rather than sit in sequence. The result is a series of connected zones, each scaled for both everyday living and informal entertaining.

# Residences: four, five, six and seven bedrooms

The villas come in four bedroom, five bedroom, six bedroom, and seven bedroom configurations. Four-bedroom homes measure approximately 4,699 square feet. Five-bedroom units range considerably: the smaller variants sit at around 4,648 to 5,034 square feet, while the larger five-bedroom villas extend to roughly 12,886 to 13,124 square feet, placing them in proper mansion territory. Six-bedroom homes reach approximately 13,773 square feet, and the seven-bedroom residences measure just under 13,872 square feet.

Pricing at the time of the initial release ran from around AED 10.1 million for a four-bedroom up to AED 28.6 million for the larger six-bedroom units, with seven-bedroom homes priced at AED 23.4 to 26.6 million. The collection is currently recorded as out of stock, which reflects the level of demand the release attracted.

All homes are unfurnished, with a service charge of AED 7 per square foot.

# Amenities: private facilities and island infrastructure

Each villa carries its own private swimming pool and private gym, which removes the need to share those facilities with neighbours. A bike park sits within the community, connecting residents directly to the island's cycling tracks and jogging routes. The surrounding island infrastructure adds considerable depth: beach access, sports venues, cafes and restaurants, and Mushrif Mall approximately fifteen minutes away by car.

The amenity offer is built for buyers who use these spaces, not for buyers who want them on a spec sheet.

# Who this project is for, and where it sits in the Abu Dhabi market

Nawayef West addresses a specific buyer. The floor plates are too large for lock-up-and-leave convenience, and the island setting is more self-contained than an urban address in central Abu Dhabi. What it offers instead is permanence: a low-density community with infrastructure already in the ground, backed by a government-related developer with a long track record in Abu Dhabi.

For international buyers, particularly from Europe and the GCC, who are considering Abu Dhabi as a primary or secondary residence rather than a rental investment, the combination of scale, finish and active outdoor infrastructure is difficult to find at this price band in a single project. The out-of-stock status at launch suggests the market reached the same conclusion.
