The architecture reads as contemporary without the excesses that often accompany that label in Dubai. Clean facades, considered massing. The scale across 230 units is measured enough to sustain a genuine community rather than a transient population.

# Residences: Layouts, Sizing and Specification

One-, two- and three-bedroom apartments make up the full range, spanning roughly 652 sq ft at the entry point to just over 1,823 sq ft at the top of the three-bedroom tier. That breadth matters. One-bedrooms alone show a spread from around 651 sq ft to 895 sq ft, suggesting meaningful variation in plan type rather than a single repeated floor plate.

The neighbourhood's park and green space provision is above average relative to comparable Dubai districts at a similar price level. That combination of low-density planning and accessible pricing has historically supported stable occupancy.

At AED 1.44 million for a one-bedroom, Mirdad sits below the threshold of Palm Jumeirah or Downtown but above the commodity tier of International City or Discovery Gardens. It occupies a position that tends to attract a specific kind of buyer: professionals relocating to Dubai who want a credible residential address without the carrying costs of a premium postcode, or European and GCC investors looking for gross yields in a district where supply is not being added aggressively.

The semi-furnished specification and equipped kitchens reduce the gap between purchase and rental readiness. For buyers pricing in an off-plan discount relative to a stabilised asset, the 27 per cent construction progress means the remaining construction period is a meaningful consideration.
