MBL Signature is a furnished residential tower by Kingdom By MAG, currently under construction in Jumeirah Lake Towers (JLT) and scheduled for handover in December 2026. The 110-unit building spans studios through two-bedroom apartments, priced from approximately AED 1.53 million to AED 4.40 million.

At that size, the two-bedroom format competes credibly with older JLT stock that offers more space but less finish.

Sparkle Park lies 3.4 kilometres out, adding green space to the picture. Downtown Dubai sits 24 kilometres to the north-east, a commute that runs along Sheikh Zayed Road and takes under half an hour outside peak traffic. Dubai International Airport is 35.9 kilometres from the site, a consideration for buyers who travel frequently or who purchase as a base between international trips.

JLT's proximity to the Dubai Metro is a structural advantage the district has held since the network expanded along the Sheikh Zayed corridor, giving residents a direct link into the city without relying on a car.

The first is the yield-oriented investor, typically based in the UK, Europe or Asia, who wants a completed furnished asset in a district with demonstrable rental demand from JLT's resident professional population. Furnished studios and one-bedroom apartments in JLT have historically attracted corporate tenants and short-stay guests given the district's office stock and Marina adjacency.

The second is the owner-occupier relocating to Dubai who wants a lock-and-leave residence with a viable start date and a price point that doesn't require a primary residence to be sold first. At AED 1.53 million entry, the studio tier sits within reach of buyers who are testing the market rather than committing their full capital. The two-bedroom format, at up to AED 4.40 million, suits the buyer who wants volume and finish in equal measure without moving further into the premium Marina or Downtown tier.
