JVC sits at roughly the geographical centre of Dubai's built-up area, a circular master-planned community that has shifted, over the past decade, from a patchwork of half-finished plots to a neighbourhood with genuine day-to-day infrastructure. Livel Residenza contains just 14 units across a single building. That is a deliberately small number, and it shapes everything about the ownership experience: fewer neighbours, a tighter residents' community, and a management dynamic closer to a private address than a conventional apartment tower.
The project's architectural and design consultancy work was led by ArchCorp, whose UAE portfolio spans 18 years. The Milan practice behind the interiors, Gandolfi e Mura Architetti Associati, brings a different sensibility to a market where interior specification tends to default to either anonymous international minimalism or ornate Gulf maximalism.
# Residences, layouts and interior specification
The building's 14 units span three configurations. Studios run from roughly 453 to 489 sq ft, priced between AED 795,000 and AED 906,000. One-bedroom apartments range from 757 to 926 sq ft, with pricing from approximately AED 1.17 million to AED 1.44 million. Two-bedroom residences sit at 1,243 to 1,246 sq ft, priced from AED 1.98 million to AED 2.16 million.
Those two-bedroom footprints are generous by JVC standards. At around 1,245 sq ft, they compare favourably with two-bedroom product in mid-city communities where 1,000 to 1,100 sq ft is more typical.
The units are delivered unfurnished, which gives buyers and tenants the latitude to specify their own fit-out. Service charges are quoted at 14 to 15 AED per sq ft annually. Construction stood at approximately 16% complete at the time of listing, with handover targeted in the final quarter of 2026.

For a 14-unit building, the range of facilities is unusually broad and suggests that Vantage Developments is pitching Livel Residenza partly on communal lifestyle rather than unit size alone.

Circle Mall sits 850 metres from the building, close enough to walk, and covers the practical retail and dining requirements of most residents. Gadaf Park is 900 metres away, providing green space without relying on the building's own gardens. Little Wonders Nursery JVC is approximately 2 kilometres out, relevant for families with young children.
Sufouh Beach is 11.4 kilometres away, Downtown Dubai 19.8 kilometres and Dubai International Airport 30.6 kilometres. None of those distances are unusual for a mid-city JVC address. Al Khail Road and Sheikh Mohammed Bin Zayed Road, the two arterials that bound JVC, give relatively direct access across the emirate, though journey times depend heavily on time of day.
# Who this building suits and where it sits in the current market
At 14 units, Livel Residenza occupies a niche that the Dubai market does not produce in great volume: boutique, professionally designed product in a community with established rental demand, at a price point that clears AED 2 million only at the top of the two-bedroom range.
For the buy-to-let buyer, JVC has demonstrated consistent tenant absorption, and a smaller building with a strong amenity package and Milan-designed interiors occupies a distinct position against the commodity apartment towers that dominate the area's transaction volume. For an owner-occupier, particularly one relocating from a European city, the scale and the design pedigree offer something closer to a considered residential address than a yield play.
The off-plan risk sits primarily in the construction timeline. At 16% progress with a Q4 2026 target, the schedule is achievable but leaves limited margin. Buyers should factor that into their financing and occupation planning.
