# The tower and its position in Dubai Media City

Dubai Media City was established in 2000 as a free-zone cluster for broadcasters, publishers and digital companies. Today it houses more than 1,500 organisations, including the regional offices of BBC, CNN and Thomson Reuters, which means the surrounding streets function as a working commercial district rather than a residential neighbourhood in the conventional sense. Residential stock here is scarce by design: the area was conceived primarily as an office and media hub, and apartment supply has always been limited relative to the working population it serves.

With only 47 units across a single building, the project is by any measure a boutique release for a developer more often associated with large-scale schemes. The unit mix runs from one-bedroom apartments to four-bedroom residences, with the one-beds sitting at around 1,060 to 1,110 sq ft and entering at approximately AED 2.997 million. Two-bedroom layouts range considerably, from roughly 1,525 sq ft up to around 2,982 sq ft, priced between AED 3.96 million and AED 10.07 million depending on size and floor position.

Three-bedroom residences form the majority of the inventory and show the widest spread. Compact three-beds start at around 1,890 sq ft and AED 5.13 million; larger three-bedroom configurations stretch to nearly 3,906 sq ft, with asking prices reaching AED 14.2 million. A single four-bedroom unit is listed at 3,886 sq ft for AED 13.59 million.

Finishes across the building include porcelain tile flooring in living areas, bedrooms, kitchens and bathrooms, with stone countertops and cabinetry in the kitchen. Wardrobes are included across all bedrooms. The residences are delivered unfurnished.

# An amenity programme built around water

The facilities at Damac Casa are organised around an aquatic theme to a degree that distinguishes the building from most comparable towers in the city. There is a swimming pool, an island pool, an aqua gym, an aqua spa, beach cabanas and a scuba simulator. The Sketch Aquarium and Aquarium Hall add a more visual dimension to the concept, while sky and floating beds are listed as features within the communal areas.

Beyond the water-focused elements, the building includes a kids' area and barbecue and dining spaces.

# The Media City location: what it offers and what it demands

Dubai Media City sits within the broader cluster that includes Dubai Internet City and Dubai Knowledge Park, placing it a short drive from the Jumeirah Beach strip and within reasonable reach of both Dubai Marina and the Palm Jumeirah interchange. The Sheikh Zayed Road corridor connects residents northward toward Abu Dhabi and southward toward Downtown Dubai.

The trade-off is that Media City remains a commercially dominated postcode. Foot-level retail and restaurant options exist within the free zone perimeter, but the area does not yet offer the walkable residential density found in, say, Jumeirah Living or City Walk. Residents will depend on a car or ride-hailing for most daily needs outside the office cluster.

The pricing, the boutique scale and the unusual amenity concept point toward buyers who want differentiation within the Dubai off-plan market, particularly those drawn to Media City by its proximity to their own professional networks or by the limited residential supply in the precinct.

For international buyers from the UK, Europe or Asia acquiring at the three-bedroom level, entry sits broadly between AED 5.1 million and AED 6.5 million for the mid-range layouts, rising sharply for the larger-format units above 3,000 sq ft. The four-bedroom at AED 13.59 million and the upper three-bedroom configurations above AED 12 million represent a separate category of buyer altogether, one purchasing scale and position rather than a starting point in the market.
