Jumeirah Lake Towers occupies a narrow strip of land between Sheikh Zayed Road and the arterial routes feeding Dubai Marina, and its grid of clusters gives Upper House a specific urban logic. The project sits within a district that long ago stopped being purely corporate and now functions as a genuine mixed-use neighbourhood, with ground-floor retail, lake-facing promenades, and a resident population that has grown considerably denser over the past decade.

At 443 units split across two towers, the scale is substantial without reaching the anonymity of the mega-developments that have defined parts of the Dubai Marina waterfront nearby. Construction was at approximately 7 per cent completion at the time of data capture, with a Q1 2026 target date.

Dubai Marina Mall sits 5.2 km away, reachable in roughly ten minutes by car. Marina Beach is slightly closer at 5.1 km, around eleven minutes' drive. Emirates International School in Meadows is 4.2 km out, which matters for buyers with school-age children already in the British or international curriculum system.

Downtown Dubai is 23.2 km by road, approximately twenty minutes in moderate traffic. Dubai International Airport is 33.4 km, typically a twenty-five-minute drive. JLT's own metro station, on the Red Line, provides a rail alternative for daily commuters without depending on the road network.

Ellington has built its market position on specification-led mid-rise product aimed at owner-occupiers and long-hold investors rather than speculative flippers. Upper House fits that pattern. The size ranges across all three bedroom types exceed typical JLT averages, making the project legible to buyers relocating from European cities where 1,000 sq ft is considered a proper apartment rather than a premium one.

The project is currently out of stock through JRE. For buyers tracking inventory in JLT ahead of the Q1 2026 completion, the relevant questions are resale availability on the secondary market and comparable service charge levels in the cluster. At 16 AED per sq ft, the running cost sits within normal range for a building with this amenity depth.
