Eywa is a 16-residence tower by developer Revolution, situated on the banks of the Dubai Water Canal in Business Bay, with completion scheduled for Q2 2026.

# The Tower and Its Position Along the Canal

Business Bay has, over the past decade, split into distinct tiers. There is the generic mid-market stock filling the district's interior streets, and then there is the thinning layer of addresses that front the Dubai Water Canal directly. Eywa occupies the latter.

The building draws its architectural language from organic forms: a branching canopy structure and root-like massing that reads as sculptural from the waterfront. The design incorporates natural stone cladding, interior planting at scale, and water features including a waterfall at the entrance. A Japanese stone garden and crystal installations appear in the communal spaces, part of a broader commitment to natural materials that runs from the lobby to the car park, which is landscaped and furnished rather than treated as utility infrastructure.

At 40 per cent construction progress as of current reporting, the structure is visibly rising. Handover is set for Q2 2026.

# Residences: Scale, Layout and Finish

Sixteen residences across the building. That number is the starting point for understanding Eywa's proposition: this is not a conventional tower with hundreds of units, but a structure closer in format to a private members building.

Layouts run from two-bedroom apartments to five-bedroom residences. Two-bedroom units begin at 2,973 sq ft, a size that would comfortably qualify as a large apartment in most international markets. The five-bedroom residences reach 8,888 sq ft. Three-bedroom configurations cluster between approximately 5,100 and 6,600 sq ft, and the four-bedroom sits at 6,381 sq ft.

Each apartment includes a private terrace with a swimming pool, a specification detail that typically appears only in villas or penthouse products. Selected units include a private waterfall. Kitchens are fitted with branded cabinetry, bathrooms are fully finished, and built-in wardrobes are installed throughout. The units are delivered semi-furnished.

Service charges are fixed at AED 30 per sq ft.

The communal offer at Eywa is broader than is typical for a 16-unit building, which reflects the positioning as a full-service private residence rather than a conventional apartment block.

Dubai Mall sits 4.4 km away, approximately nine minutes by car. Burj Park is 3.8 km out, around ten minutes. Jumeirah Beach is reachable in eleven minutes despite being 7.1 km distant. Global Indian International School is five minutes away at 2.9 km, a practical detail for families.

The canal frontage delivers views across water rather than across neighbouring towers, which is a meaningful distinction in a district where view corridors remain contested.

# Who Buys a Project Like This

Pricing runs from AED 12.49 million for a two-bedroom to AED 51.28 million at the top of the five-bedroom range. At that level, the relevant comparison is not Business Bay at large but the small set of genuinely low-density, high-specification addresses in Dubai: private floors at residences in DIFC, the limited villa stock on Palm Jumeirah, and the handful of branded residences where the count of homes is measured in tens rather than hundreds.
