# A single tower on one of Dubai's most pressured coastlines

JBR is not a district that accommodates much new supply. The strip running between The Walk and the Gulf waterfront is largely built out, which makes a tower of this scale arriving in the neighbourhood a relatively infrequent event. At 47 storeys, LIV Lux sits at the upper tier of JBR's existing skyline and benefits from elevations that clear the rooflines of neighbouring buildings on multiple aspects.

DXB Airport is 19.8 km away, typically 22 minutes in reasonable traffic. The Dubai Marina Yacht Club is a nine-minute drive; Skydive Dubai six minutes.

JBR Beach itself is listed at 3.1 km and ten minutes, a figure that reflects road routing rather than any physical distance from the tower's base.

# Who this building is built for

At the one and two-bedroom end, LIV Lux competes in a JBR market where furnished inventory at this specification is scarce and rental demand from short-term and corporate tenants remains persistent. Those buyers are acquiring a yield asset with an owner-occupier finish.

The large-format units tell a different story. A 7,270 sq ft four-bedroom or a 15,270 sq ft penthouse in JBR is not a rental play in any conventional sense. These floors are priced and positioned for buyers relocating principal households to Dubai, or for GCC families seeking a permanent base on the coast rather than in a gated inland community. At AED 72,999,548, the penthouse is competing with Palm Jumeirah signature villas and Downtown penthouses for a buyer whose shortlist is defined by address and view, not yield calculation.
