Iconic Tower is a 89-residence high-rise developed by Mered in Dubai Internet City, designed by Italian automotive and industrial design house Pininfarina. The building is currently under construction, with completion scheduled for Q3 2027 and construction progress standing at 24.38 per cent.

# The tower and its setting in Dubai Internet City

Dubai Internet City occupies a strip of reclaimed land between Sheikh Zayed Road and the Arabian Gulf shoreline, flanked by Media City to the north and Knowledge Village to the south. The district began as a free-zone technology cluster in the early 2000s and has since accumulated a dense base of regional and international technology firms. Residential supply within the zone itself remains limited, which gives a project of this scale a certain structural rarity by default.

Iconic Tower rises as a single building. At 89 units across the full height of the tower, the density is deliberately low, a ratio that shapes the quality of the communal spaces and keeps the floor plates from feeling transactional.

The Pininfarina design mandate extends beyond the facade. The practice, which built its reputation through collaborations with Ferrari and other Italian industrial clients, brings a precise, restrained vocabulary to the interiors and the building's external proportion. The result is less overtly decorative than many of Dubai's luxury towers, leaning instead on material quality and proportion.

# Residences: layouts, sizes and specification

The building offers one-, two- and four-bedroom residences. One-bedroom units begin at approximately 865 square feet and scale up to around 1,173 square feet depending on position and floor, with pricing ranging from AED 2.9 million to roughly AED 4.9 million for that configuration.

Two-bedroom apartments span a wider band, from approximately 1,275 square feet in the more compact layouts up to 2,363 square feet in the larger formats. Pricing for two-bedrooms moves accordingly, from around AED 4.4 million at the lower end to AED 9.4 million for the largest floor plates. Four-bedroom residences occupy between 2,515 and 2,775 square feet and are priced from AED 9.8 million to above AED 11.8 million.

All residences come fully furnished. Kitchens are equipped. The service charge is set at AED 25 per square foot per year. The project carries escrow account number 01950000460, registered with the Dubai Land Department.

Sheikh Zayed Road runs along the eastern boundary of the district, placing the building within a short drive of both the Marina and the broader New Dubai corridor. Jumeirah Beach is accessible to the east.

The surrounding district provides coffee shops, restaurants and retail at street level, and the proximity to Media City and Knowledge Village means the pedestrian catchment area for daily conveniences is wider than the DIC address alone might suggest.

# Who this building suits and where it sits in the current market

Buyers considering Iconic Tower are generally making one of two calculations. The first is an occupier decision: a professional or executive based in the technology or media cluster who wants a short commute, a well-specified home and a building that will not depreciate in character as the market cycles. The fully furnished handover and the service charge structure suit this profile directly.

The second is an investor calculation. Dubai Internet City is not oversupplied with new residential stock, and the combination of Mered's developer credentials, the Pininfarina design mandate and the relatively low unit count supports the long-term argument. Completion in Q3 2027 leaves a reasonable run-up for off-plan buyers currently entering at construction progress of just under 25 per cent.

At a service charge of AED 25 per square foot and with pricing that reaches into the low-to-mid eight figures for the four-bedroom layouts, this is not the most affordable entry point on the Red Line corridor. It positions itself instead as the considered choice for buyers to whom address precision and interior quality carry more weight than price per square foot alone.
