Côte d'Azur Monaco sits on one of the six islands that make up The Heart of Europe, a THOE-developed archipelago positioned within The World, the offshore island cluster roughly four kilometres from Dubai's coastline. The building is a single completed structure, delivered in December 2024, comprising 18 fully furnished residences that operate within a hotel format.

# The island setting and what THOE built here

The Heart of Europe occupies a stretch of reclaimed sea that has been engineered to resemble, in both atmosphere and programme, a curated fragment of European resort living. Côte d'Azur Monaco is the project's French Riviera reference point: the architecture and interior language draw from the South of France, translated into a building that sits directly on its own beach.

Scale is deliberately contained. Eighteen residences across one building means the development functions closer to a private members' residence than a conventional apartment tower. That restraint is a deliberate part of the proposition.

Access to the island runs by boat shuttle from the Dubai mainland, with a service interval of fifteen minutes, supplemented by water taxi options. There is no bridge connection, which is either a drawback or the point, depending on the buyer.
